APPLICATION FOR CERTIFICATE OF OCCUPANCY

A. This application must be filled in typewriter OR ink, and submitted in duplicate to the Building Inspec-
tor with the following; for new buildings or new use:
1. Final survey of property with accurate location of all buildings, property lines, streets, and unusual
natural or topographic features.
2, Final approval of Health Dept, of water supply and sewerage disposal-(S-9 form or equal).
3. Approval of electrical installation from Board of Fire Underwriters.
4. Commercial buildings, Industrial buildings, Multiple Residences and similar buildings and installa-
tions, a certificate of Code compliance from the Architect or Engineer responsible for the building.
5. Submit Planning Board approval of completed site plan requirements where applicable.
B. For existing buildings (prior to April 1957), Non-conforming uses, or buildings and "pre-existing"
land uses:
1. Accurate survey of p~operty showing all property lines, streets, buildings and unusual natural or
topographic features.
2. Sworn statement of owner or previous owner as to use, occupancy and condition of buildings.
3. Date of any housing code or safety inspection of buildings or premises, or other pertinent informa-
tion required to prepare a certificate.

(d) Dwelling square footage requirements. No dwelling
be permitted on any lot unless the ground floor area of
the main structure, exclusive of one-story open porches
and garages, shall be not less than 1400 feet and in the
case of a dwelling having more than one story, the total

(e) Setbacks. No par~ of any building and/or structure,
except uncovered steps, stoops, terraces, patios and
chimney breasts shall be located upon any lot within
fifty (50) feet of the street line(s) of the lot nor
within.twenty-five (25) feet ofthe side line of the
lot abutting another privately owned building lot, nor
within fifteen (15) feet of any side llne of the lot
abutting the park area, nor within twenty-five (25) feet
of %he rear llne of the lot, except that. in th~ case of a
co'er lot a building shall be required to comply with
t~.front yard. restrictions on one street front only;
p~vided, however, that the width of the one side yard
abutting on the street other than that upon which the

(f~ Approval of construction plans. All plans fo~ the con-
'' struction of any building and/~r structure, and the siting

.must be presented to and.approved in'writing by SOUTHOLD-
GARDENS, its successors or assigns, prior to the start of
any construction° 'Such approval, which shall not be

he consistent with, and will not detract from the esthetic'

(g) Building modifications. All. permitted accessory buildings

sets of plans, accurate plot plan to scale. Fee according to schedule.
b. Plot plan showing location of lot and of buildings on premises, relationship to adjoining premises or public streets
or areas, and giving a detailed description of layout of property must be drawn on the diagram which is part of this appli~
cation.
c. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this application, the Building Inspector will issued a Building Permit to the applicant. Such permit
shall be kept on the premises available for inspection throughout the work.
e. No building shall be occupied or used in whole or in part for any purpose whatever until a Certificate of Occupancy
shall have been granted by the Building Inspector.
