MALTESE & MADELINE JOYCE SCTM#1000-34-4-13 En-Consultants on.behalf of PETER J..MALTESE & MADELINE JOYCE COVELLO`requests a Wetland Permit to remove and replace existing.10'x18' one-story detached garage with a 14'x25' on detached garage that will be equipped with gutters, leaders and drywells. Located: 825 (aka 506) Bailey Avenue, Greenport. SCTM# 1000-34-4-13 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards.. Based upon the information provided on the LWRP Consistency Assessment Form submitted,to this department, as well as the records available to me, it is my recommendation that the proposed action is CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its" written determination regarding the consistency of the proposed action. INSTRUCTIONS 1, All applicants for permits* including Town of Southold agencies, shall complete this CCAF for proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This assessment is intended to supplement other information used by a Town of Southold agency in making a determination of consistency. *Except minor exempt actions including Building Permits and other ministerial permits not located within the Coastal Erosion Hazard Area. 2. Before answering the questions in Section C, the preparer of this form should review the exempt minor action list, policies and explanations of each policy contained in the Town of Southold Local Waterfront Revitalization Program. A proposed action will be evaluated as to its significant_ beneficial and adverse effects upon the coastal area (which includes all of Southold Town), If any question in Section C on this form is answered "yes" or "no", then the proposed action will affect the achievement of the LWRP policy standards and conditions contained in the consistency review law. Thus, each answer must be explained in detail, listing both supporting and non- supporting facts. If an action cannot be certified as consistent with the LWRP policy standards and conditions, it shall not be undertaken. See LWRP Section III - Policies; Pages 22 through 32 for evaluation criteria. ®Yes ❑ No ❑ Not Applicable ,t 7 Although located outside the wetlands permitting jurisdiction of the NYSDEC due to the subject property's elevation above the 10-foot elevation contour,the project is located within Chapter 275 jurisdiction due to the presence of an offsite,NYS DEC-designated"formerly connected"tidal wetland area located within 100 feet of the subject property to the east,on the other side of a single-family dwelling located on the adjacent easterly property. Although larger than the existing accessory garage to be removed,the new garage to be constructed in the same location would provide a slightly increased setback from that wetland,as the existing garage is located approximately 88 feet from the wetland;and the new garage would be located approximately 89 feet away. And to mitigate against the potential for increased runoff,the new garage is to be equipped with a drainage system consisting of leaders and gutters leading to a proposed 8'x 2'drywell.
