Instructions
A. This application must be filled in typewriter OR ink, and submitted in duplicate to the Building Inspec-
tor with the following; for new buildings or new use:
1. Final survey of property with accurate Iocatim~ of ali buildings, property lines, streets, and unusual
natural or topographic features.
2. Final approval of Health Dept. of water supply and sewerage disposal-(S-9 form or equal).
3.Approval of electrical installation from Board of Fire Underwriters.
4. Commercial buildings, Industrial buildings, Multiple Residences and similar buildings and installa-
tions, a certificate of Code compliance from the Architect or Engineer responsible for the building.
5. Submit Planning Board approval of completed site plan requirements where applicable.
B. For existing buildings (prior to April 1957), Non-conforming uses, or buildings and "pre-existing"
land uses:
1. Accurate survey of peoperty showing all property lines, streets, buildings and unusual natural or
topographic features.
2.Sworn statement of owner or previous owner as to use, occupancy and condition of buildings.

ZONING BOARD OF APPEALS
The Board made the following findings and determination:
Appellants by this appeal seek a variance to the zoninq ordi-
nance, Article III, Section 100-31 and Bulk Schedule, for permis-
sion to construct a deck addition eight feet into the frontyard
area from the front section of the house (not from:the porch).
The existing front porch extends into the frontyard from the house
approximately seven feet. Applicants also propose the deck to
extend into the sideyard area approximately 10 fee~ which is per-
mitted under the rules and regulations of the zoning code. The
subject parcel is a corner lot as defined in Secti6n 100-34 of
the code. The Board finds that the nature of the location of the
existing dwelling lends itself to the practical difficulties of
the applicants in the relief requested in this appeal. The Board
does agree with the reasoning of the applicants,
In considering this appeal, the Board determines that the
variance request is not substantial; that the circumstances herein
are unique and the practical difficulties have been shown; that by
allowing the variance no substantial detriment to adjoining proper-
ties would be created; that the difficulty cannot!be obviated by
a method, feasible to appellants, other than a variance; that no
adverse effects will be produced on available governmental facili-
ties of any increased population; that the relief'requested will
be in harmony with and promote the general purposes of the zoning
code; and that the interests of justice will be served by allowing
the variance.
On motion by Mr. Grigonis, seconded by Mr. Goehringer, it was
RESOLVED, that Demetrios and Joanne Joannidgs,~be granted
permission to construct deck addition to dwelling SUBJECT TO
THE FOLLOWING CONDITIONS:
(1) That the deck shall not exceed seven feet from the dwell-
ing into the frontyard (from the front of the house);
(2) That the deck shall not be permitted to be enclosed.

DESIGN

LARGE RAILED DECK
Location
Plan the best location for your sun deck in relation to your house and lot. There are important
things to conslder in your planning, location of plants, shrubs and trees which give privacy
and shade, preva[lingbreezes and proxJmlty to kffchen For serving meals or parties.
Deck Level
After determining sun deck location, position the 2"x4" ledger (2" side up) below the sill
of the door that will open onto the sun deck and draw a llneunder the 2"x4". Extend line
horizontally For the length of deck. Now position the 2"x4' ledger below this llne and hall
it temporarily into place. Next, lo'ate the 2"x4' framing studs or solid framing members
beneath the siding. (Studs usually measure 16" on center). Drill h~les through the ledger
and fasten the ledger to the house framing with 4-1/2" lag screws . With beveled siding, use
Furring strips belween the ledger and house sld[ng to keep the ledger upright.
Pier Locatbn
To find center llne of end piers measure 9~9" out from ends af 27' long ledger. See Figure
#1. Drive in stakes and attach string to them as shown in Figure #1. From directly below
end of ledger fasten another string to a temporary stake posHoned out beyond the previous
string. Adjust this string position so the two strings cross mah[ng a right angle(90°) . At left
side, measure over 2-3/4" from cross point to find center llne of pier (See Plan). Place
stake at this paint. At right side, measure in P3" from crosspolnts and place stake to
obtain center of pier. Noting plan, measure appraprlate distances and locate other pier
centers, Repeat slm~lar procedure For outer girder "C". Check positions for accuracy then
dig holes to 6" below depth of local frost llne. Fill holes with concrete and level off
approximately 2" above grade. Set post pins at center llne ef piers before concrete sets.
Erect 6"x6" past as shown, plumb and brace them, leaving braces on until wood deck is
applied.
Girder and Deck
Temporarily nall one piece of 2"x8" to the side of a series aF pasts making certain the top
~s level with the top of the wall ledger. Scribe a line onto the 6"x6" posts using the
bottom of the 2"x8" as the guide. Repeat this procedure for all pasts. You will note two
long posts are used to support a roofed sect]on of the porch, Do not cut these posts. A
2" begeled notch may be cut ~nto one side of each of the long posts to receive girder "A".
Girder "B" butts into this long post and can be attached to it by using a metal strap. Cut
all short pasts at the scribed llne after making certain they are level. Tie girder and posts
using a metal strap.
Lay .the 2"x4" decking on edge (2" s~de up) and toe-nall ~nto place uslng galvanized or
aluminum nails. Space 1/8" apart using scrap 1/8" hardboardp[eces af consistent size.
Tack spacers to each 2"x4" so they stay in place and are aligned. Cap ends of 2"x4"
decking with a 2'x4" box sill.
Bench and Roll
Build 20 bench frames as per detail and place in position indicated on plan. Align and
secure each frame with the 2"x6" top roll and one 1-1/2"xl-1/2"xl/8" steel angle at
bottom, using lag screws. Thenr using aluminum or galvanized nails, fasten all 1"x4"
rails and seat pieces to frames as ind[cated~ sand edges.
Roofed Porch
Cut 6"x6" long posts to proper height and attach the 2 - 2"x6" wood beam. Next attach
2"x6" wood ledger to building using slmJlar procedure used for establishing deck ledger.
Secure 2"x6" rafters to beam and ledger with metal framing anchors. Extend the outer
rafters 2' beyond 2 - 2"x6" beam. Tie with 2"x6" fascia. Attach 2ax6'' intermediate
blocking. Apply corrugated plastic roof, per manufacturer's instructions. A corrugated
plastic roof gives rain protection and allows sun to filter through.
Fence and Storage Cabinet
Build privacy fence using 1tjx6" T&G boards with a 2"x6" top rail, see detail, Build
storage cabinet using 2"x4" frame nailed together as illustrated. Make the doors from
same material as fence using 1"x4" cleats on backside. Apply hinges, catches and knobs
as required.
Stair
As location of stair will vary, locate piers and posts where necessary. Stair carriages may
be fastened to decking or supported by posts as required.
