Extracts of major clauses of the STANDARD FORM OF GENERAL CONDITIONS are as follows: The Contract Documents are complimentary and what is called for by one shall be as binding as if called for by all. The intention of the documents is to include all labor and mater- ials, equipment and transportation necessary for the proper execution of the work. Unless otherwise specified, all materials shall be new, and both materials and workmanship shall be of good quality. All workmen and subcontractors shall be skilled in their trades. All work is to be done in strict conformity with applicable local, state and national codes. SURVEYS~ PERMITS & REGULATIONS: The OWNER shall furnish all surveys unless otherwise specified. Permits of a temporary nature necessary for the prosecution of the work shall be secured and paid for by the OWNER The Contractor shall comply with all laws and regulations bearing on the conduct of the work and shall notify the Architect if the Drawings and Specifications are at variance therewith. PROTECTION OF WORK~ PROPERTY & PERSONS: The Contractor shall adequately protect the work, adjacent property and the public and shall be responsible for any damage or injury due to his act or negligence. EXAMINATION OF JOB SITE: Examine the site and all conditions thereon, since your proposal must take into account all such conditions as may affect the work. CHANGES IN THE WORK: No extra work or changes will be valid unless performed by a written order signed by the Owner. CORRECTION OF WORK: The Contractor shall re-execute any work that fails to conform to the requirements of the Contract and that appears during the progress of the work, and shall remedy any defects due to faulty materials or workmanship which appear within a period of one (1) year from the date of completion of the Contract. The provisions of~this article apply to work done by subcontractors as well as to work done by direct em- ployees of the Contractor. GC-01 GENERAL CONDITIONS CONTRACTOR'S LIABILITY INSURANCE: The Contractor shall main- tain such insurance as will protect him from claims under Workmen's Compensation Acts and from such claims for damages because of bodily injury, including death, which may arise from and during operations under this Contract, whether such operations be by himself or by any subcontractor or anyone directly or indirectly employed by either of them. The Con- tractor shall carry not less than $500,000 for injury and death to any one or each person, and $1,000,000 for all. Property damage not less than $200,000 on account of damages to others. OWNER'S LIABILITY INSURANCE: The Owner shall be responsible for, and at his option, may obtain such insurance as will protect him from his contingent liability to others for damages because of bodily injury, including death, which may arise from operations under this Contract, and any other liability for damages which the Contractor is required to insure under any provision of this Contract. FIRE INSURANCE: The Owner shall effect and maintain fire in- surance upon the entire structure on which the work of the Contract is to be done to one hundred percent (100%) of the insurable value thereof, including items of labor and materials connected therewith whether in or adjacent to the structure insured, materials in place or to be used as part of the per- manent construction. LIENS: The final payment shall not be due until the Contractor has delivered to the Owner a complete release of all liens arising out of this Contract or receipts in full covering all labor and materials for which a lien could be filed, or a bond satisfactory to the Owner indemnifying him against any lien. REQUISITIONS: The Architect shall review and approve all req- uisitions for payment. CLEANING UP: The Contractor shall keep the premises free from accumulation of waste materials and rubbish. Upon completion of construction, the Contractor shall thoroughly clean the building for all trades as follows: 1. Masonry. 2. Glass: Clean with a stiff brush, removing all mortar stains, dirt and other objectionable discoloration. Remove putty stains from all glass, remove all paint stains from glass, wash and polish same inside and out. GC-02 GENERAL CONDITIONS Hardware and ct.her unpainted metal surfaces: Clean and polish for all trades. This shall include removal of all stains, dust, dirt, paint and the like. ~.ixtures and all equipment, including plumbing fixtures: Clean, removing all stains, paint', labels, dirt and dust. 5. Floors: Remove all temporary floor protections and clean. 6. All interior spaces: Dust and clean. 7. All exterior spaces: Remove all surplus materials, scraps and debris from the premises and rake the site clean. TEMPORARY POWER & WATER: The OWNER shall provide and pay for all temporary water and power for the prosecution of the work, as necessary. GO-OS SECTION NO. 1 EXCAVATING~ GRADING AND SITE WORK GOETZ 1-01 EXCAVATION Excavate to dimensions one foot greater in size than outside dimensions of the masonry, slope to prevent cave-in, and to the depth required or to solid formation suitable for the foundation. Excavation shall be kept free from standing water at all times. Excess fill removed from the excavation shall be machine spread on the site, but shall not hamper the existing site drainage. 1-02 FINISH GRADING~ LAWNS AND DRIVE Finish grading, topsoil, driveway surfacing and base, walks, lawns, sprinkler system work and landscaping are not in the Contract and will be performed by the Owner. 1-03 EXISTING FACILITIES The Contractor will protect all existing facilities which are to remain. The Contractor will protect the existing house from the weather and keep the structure secure from unauthorized entry. Owner will provide required electricity. 1-04 SANITARY SYSTEM No change - use existing. 1-01 SECTION NO. 2 CONCRETE AND MASONRY GOETZ 2-01 FOUNDATIONS Foundations shall be constructed of hollow concrete block of height shown on Drawings. Ail blocks shall be well cured, of stone aggregate concrete, meeting A.S.T.M. specifications. Provide corner and solid blocks as shown or required. Mortar for Joints shall be one part Portland cement, two parts sand to which 10% (by volume) lime shall be added. Blocks shall be laid in full buttered Joints and shall be set in straight horizontal and vertical courses. Joints shall be staggered. The top course shall be of solid concrete block units. Concrete shall be ready mixed to a design of 3000 p.s.i, strength. Forms shall be in good condition, forms shall be set even and true. Any honeycombing shall be patched. Furnish and install 1/2" diameter by 18" long anchor bolts for sill at minimum 6'-0" on centers. The exterior of the foundation walls shall be damproofed below grade with two coats of asphalt emulsion. 2-02 FOOTINGS Footings shall be of size shown on the Drawings, of concrete, 1-2-4 mix, resting on undisturbed soil, formed with 2" X 8"'s, true, level and braced. 2-03 CONCRETE SLABS Slabs shall be placed over well tamped fill, slabs shall be uni- Form thickness, screed smooth, float and then trowel smooth with a steel trowel. 2-04 VAPOR BARRIER Install a 6 mil. thick vapor barrier under all concrete slabs. 2-01 MILLWORK~ SECTION NO. 3 CABINETS AND APPLIANCES GOETZ 3-01 CABINET WORK The Owner will arrange for, pay for and have installed by others all the cabinet work, to include: a) Kitchen cabinets, wall and base to include tops and splashes. b) New Bath vanity. 3-02 APPLIANCES The Owner will provide the appliances. stall and connect. Closets: a) Shelves 3/4" thick, smooth plywood, painted, with hard- wood edges. b) Linen & Pantry: (5) 3/4" X 1'-6" plywood shelves with hardwood nosing. 3-01 SECTION NO. 4 ROUGH AND FINISH CARPENTRY GOETZ 4-01 MATERIALS Materials shall be the best obtainable of the respective kinds, grade marked with the grade stamp of the association from which it is produced, of sizes shown, well seasoned, square, sound, clear, free from sap, shale, large and loose knots, wet and dry rot and other imperfections injuring the quality and strength. 1. Framing Lumber Light Framing: Douglas Fir, 75% "Construction Grade", 25% "Standard". No hemlock, spruce or balsam-fir will be acceptable for framing. b. Structural Joists & Planks: No. 2 Douglas Fir, 1400 fb (repetitive), E= 1,300,000. 2. ~lywood Sheathing: C-D, INT-APA, exterior glue, 1/2" thick for roof and walls. Sub-Flooring: C-D, INT-APA, exterior glue, 5/8" thick, glue to top of floor joists. Underlayment: Underlayment INT-APA, exterior glue, 3/8" thick. 3. Batt Insulation a. Johns-Manville, kraft-faced, fiberglass in batt form. Ail side walls and ceilings exposed to cold with vapor barrier on one side. Vapor barrier shall always be on the heated side. Generally insulate as follows: 1. New exterior stud walls: R-ii 2. Ceiling below unheated spaces: R-19 3. New Floor: R-ii 4. Interior walls (sound~deadening): R-Il, no vapor barrier. c. Ail insulation to comply with New York State Energy Con- servation Construction Code, effective January 1, 1979. 4-01 · GOETZ 4. Roof Shin$1es Entire roof (new and existing) to be roofed with I.K.O. 250 lb. interlocking asphalt roofing shingles. Contractors may submit alternate prices for lighter weight interlocking shingles. 5. Framin$ Studs for walls and partitions 16" on center, platform type, as shown on Drawings. Double studs at all openings and tripled at corners. 6. Exterior Wood Trim Clear white pine to match existing; back paint before in- stalling. 7. Wall Shingles Sidewall shingles (entire house, new and existing) shall be doubled at the foundation, spaced apart not less than 1/8" nor more than 1/4", Joints in any one course shall not be less than 1/2" away from joints in adjacent courses. Shingles shall be white cedar, "Extra Clear", 16" long, 6" to weather. Nails a. Stronghold steel underlay floor nails on all interior plywood flooring. b. Stronghold coated screw steel drywall nails for interior sheetrock wall surfaces. c. Wood siding - 8d, galvanized. d. Galvanized steel casing nails for fastening of all mill- work. e. Galvanized steel framing nails for all framing. 9. Sheetrock Tapered edge, 1/2" thick on walls and ceilings. Use galvan- ized metal beads at all exposed edges and external corners. 10. Interior Wood Trim Existing Areas: Clear white pine to match existing. 11. Flashing Ail doors, windows, openings, sills and finish walls: 16 gauge aluminum. 4-02 GOETZ 12. Pipes: Extend flashing out onto roof not less than 6", extend up on the outside of the pipe over the top of the pipe; use lead coated copper. Caulking Ail Joints to be water-, wind- and sight-tight. Color, pattern as selected. Installation and underlayment as per manu- facturer's instructions. Areas to include Living Room, Dining Room, Kitchen, Breakfast and new Bath. 6-02 ACCESSORIES 1. Provide a chrome paper holder for water closets. 2. Provide 2-24" long chrome towel bars for each bath. 3. Provide a toothbrush and tumbler holder for each lavatory. 6-03 MEDICINE CABINET Allow the sum of ONE HUNDRED ($1O0.O0) DOLLARS for one (1) medi- cine cabinet; selection by Architect; installation by the Con- tractor. 6-01 SECTION NO. PAINTING GOETZ 7-01 PREPARATION 7-02 The Painting Contractor shall not commence work until surfaces are in proper condition. He shall protect adjacent work from soiling or damage, as well as his own work. Ail surfaces to be painted must be sanded smooth, clean and dry. Ail knots or sap streaks shall be given one (1) coat of shellac before painting. Ail necessary puttying of nail holes, cracks and blemishes shall be done after priming coat has become dry and hard before second coat is applied. Ail mixing required shall be done on the premises and no materials shall be reduced or changed in any way except as specified. NOTE: Ail paints are to be of the color selected by the Owner.
