Davis Access read in oroperty of Nicholas Fen~ana at Mattituck The property survey (6-30-79) shows a 2~ ft. R.O.W. that provides access to the four lots in the subdivision. 7here is an existing narrow dirt road that meanders slightly through the property for access to houses on Lot~ No. 2 and No. 4. The house on Lot No. I has a separate entrance from Cox's Neck Road. ~here is a partially completed house on the easterly part of Lot No. 3. The existing entrance road at Cox's Neck Road is not entirely within the 25 ft. R.O.W. ~he north R.O.W. line is 97 ft. from a monument on Cox's Neck Road and the north side of the existing entrance road is 120 ft. from the same monument. The R.O.W. should be staked out to determine the location of the present road. The prooer%y is wooded and from observation the road was laid out to by-pass some of the larger trees. 'Rte survey should have shomm +,he existing road location. I would recommend that the existing road be improved by the addition of 6" of bankrun with 20,q of gravel for a width of 12 ft. _The location should be centered in the R.O.W. wherever possible as the contours indicate that the north side of the R.O.W. is higher than The south side throughout. All ?rivate Roads~ Right of Ways or access must be satisfactory to the Planning Board or Zoning Board of Appeals to have "Approval of Access." Your lot is in a ~ubdivision and the Planning Board must be satisfied with the access-road in writing and to the Building Inspector before a permit can be issued.
