FORM ZB4 APPROVED / Barbara L. Carroza, Secretary After investigation and inspection the Board finds that Elizabeth Connors wishes to divide a lot and to obtain approval of access. The Board finds that a gas line runs through the property, which would present a hardship when ready to build on the lot. The Board feels that a variance could be granted on this application, subject to restrictions for building on the lot. The Board finds that the access requested is accessible to fire trucks and other emergency equipment. The Board finds that strict application of the Ordinance will produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; an~ the variance does observe the spirit of the Ordinance and will not change the character of the ~istrict. Therefore, it was RESOLVED that Elizabeth Connors, Mattituck, New York, be granted permission to divide lots with insufficient frontage and be given approval of access, subject to the following conditions: Any house build on lots ~1 or 2,shall be a least 25 feet from the ,northerly line of the property, no closer than 15 feet to the southerly line of the property, no closer than 11 feet to the westerly and easterly line of the property as defined.
