SPECIAL EXCEPTION. By resolution of the Board it was determined that a special exception (X) be granted ( ) be denied pursuant to Article.....~ ........ Section ................ 1007 Subsection...!~! ........ paragraph ................of the Zoning Ordinance, and the decision of the Building In~ector (X) be reversed ( ) be confirmed because ~ This applicant requests permission to rebuild an existing barracks. The~dard is very familfar' with this structure, it having been constructed and in active use since 1952. The present building has a Board of Health permit for 1961. In order to provide better housing and facilities for the workers a modern building is proposed; Th'is will be of 'cohcrete block or'cement block construction with 4 inch interior ~walls and far exceeding any p~esent or forseeable future BOard Of Health regulations. (OVER) 2. VARIANCE. By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce practical difficulties or un- necessary hardship because (b) The hardship created (is) (is not) unique and (would)' (would not) be shared by all properties alike in the immediate v~cinity of this prc~perty and in the same use district because (c) The variance (does) (does not) observe the spirit of the Ordinance and (wbuld) (would not) change the character of the district because and therefore, it was further determined that the requested variance ( ) be granted ( ) be denied and that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed. APPROVED ;'Judith T. Boken, Secretary XContinued from front.) The present building has accomodations for 30 workers. The proposed building will accomodate 24. In consequence there is no enlargement and this Board looks with favor on any reasonable up- grading of facilities for seasonal workers, particularly where the personnel are employedbn the premises. This is a potato grading statio~ where ~_he surrounding farms dispose of their crop. This is not a new enterprise and the I. M. Young Company may improve the present facility not to exceed 50~ of its value. (Section lO07-e.) The Board feels that it is far better for the welfare of the workers-and of the surrounding farms that permission be granted to demolish the present structure and erect a modern building with full facilities. The Board finds that the. public convenience and welfare and justice will be served and the legally established or permitted use of the neighborhood p~operty will not be sub- stant~ally or permanently injured .and the spi.r~t of th~ Ordinance will be observed, therefore it was RESOLVED that I. M. Yo~gand C0~Pany, osborne Avenue, Riverhead, New York, be granted permission to rebuild existing non-conforming building located on the east side. Depgt La~9~ Cutchogue. The size of this building will be 20 ft. by 80 ft. and occupancy shall be no greaterthan-~24persons.
