The hardship created is UNIQUE and is not shored by 011 properties alike in the immediate vicinity of this property and in this use district because the map on which this lot is de- picted was prepared in 1922 long before zoning in this Town, and no other lot in the immediate vicinity: of this one is so peculiarly shaped on said map. The Variance would abserve the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because (a) Carpenter Road, as laid down on said map, .is only approximately 25' wide, it is nota..pub1ic-r.oad,. it is unpaved, and it appears to be used only for ingress:and'egress to'the garage of the house on the northwest corner of said roM and Nassau . . .... . Point ,Road and as a siiDsidiary'or',rear~ehtrance to Camp Wawokiye ; (b) . .'the prem1ses':adjoining immediately tQ'the south are, on information and belief, owned by said Camp; there is no building on said land but a con- crete sidewalk runs the length of 'said land'. (hear the division line be- tween said land and that of applicant) from the Camp proper, which is to the west or rear of applicant'S premises, to Nassau Point Road. During the camp season this sidewalk is used by the campers from said Camp when they go to the beach. In doing so, they traverse this walk to Nassau Point Road, walk north thereon in front of applicant's premises, and then east over the extension of Carpenter Road to the-beach; (c) the presence of said Camp in this vicinity (adjoining applicant's prem- -ises on south and west) has already changed the character of this im- mediate neighborhood from that commonly associated with Nassau Point, and erection of a house of the type contemplated by applicant, setting back as much as 55' from Nassau Point Road and lying between said road and the Camp proper, will tend to restore the residential character of this immediate neighborhood.
