Building Permit Dear Sir: I am writing you regarding our recent notification that a building permit is required for the rehabilitation of my family's summer home, located at the above address. This structure was in my wife's family since the 1930's. The main structure, located on the north side measures about 1120 square feet. The porch area, located on the south side, closest to the bay measures about 270 square feet. This structure will not be touched at this time. The first floor contains two bedrooms, a bathroom and a kitchen. The second floor of the home is a bedroom. I have questioned builders and contractors about whether or not a permit was required for this project and the general consensus was that as long as we kept to the original footprint, one was not necessary In late April, we began the demolition of the exterior siding and windows. Once we got into the project we found that the wiring, throughout the house was crusty old BX cable. Accordingly'we were forced to remove drywall from the interior walls. As a result of this process it was noted that there was no insulation present. 116 Shore Road West • Mt. Sinai, New Yorks 11766 • (631) 473-2430 sjkpe@optonline.net Page 2 It is our belief that this home is a kit structure in that all of the interior walls were factory made. Drywall could not be removed without taking the entire wall down. Once we began the demolition process, it became apparent that none of the interior surfaces were worth saving. The year before last, the home was rented to an individual for a short term and this individual trashed the place. They turned out to be a deadbeats and were subsequently evicted after a lengthy process. They left the place in despicable condition to include puppy urine and feces throughout the home resulting in a malodorous condition. I wanted to familiarize you with the scope of this renovation so we might provide you with the proper applications and obtain all permits required for this process. It appears that the job has turned out to be considerably more that we anticipated. Be assured that all of the subs on the job will be licensed and insured and all required documents will be obtained including gas testing and electrical inspection. Scope of Work: Exterior Siding: Remove all original exterior siding and repair wood rotten where necessary House Wrap: install Tyvek house rap on all siding surfaces Windows: remove all existing windows and replace with Andersen 400 series units with Low E certification. (see schedule) Siding: Install Red Cedar R&R Shingle Trim: Replace all exterior trim, where needed with Versa-Tech material. Page 3 Scope Continued: Insulation: Walls are 2 x 4", Ceiling is 2 x 6". I will seek to provide the maximum R Factor available for installation. Kitchen Cabinets/tops: to be replaced Bathroom: All fixtures will be replaced.. Windstorm Hardware by Simpson: Effort will be made to install wind resistant hardware to include strapping, hurricane clips.and Joist Hangers where accessible. Household Systems: Electrical Wiring: All wiring will be replaced by a licensed electrician. An independent inspection will occur and documentation will be obtained. Gas Lines: an inspection of the interior gas distribution system notes that the piping is corroded and should be replace. Proof of replacement and pressure testing will be obtained. This project began back on May 22, 2018 with the rehab of an existing bungalow, built during the 1930's and culminated in the rehab and replacement of a seasonal sun porch. The permit for this project was obtained for the bungalow and the porch was, on the urging of your office, offered as an addengpm• The porch contains no conditioning or plumbing of any kind and is separate J• tY® main structure by doors. It is attached to the south facing elevation. I am writing you in an effort to finalize the project. I have in my possession inspection documents for the main building which are original and measures slightly less than 1100 square feet. The original bldg. contained four microscopic bedrooms. Three of which were located on the first floor and one on the second. In the process we have eliminated one bedroom on the first floor thus reducing the bedrooms tally to three. I had visited the Building Department in an effort to obtain inspections on the sunroom and spoke to you regarding inspections on the sunroom. This was at the onset of Covid and things were slightly confusing. At this time, you had indicated that if I were prepared to oversee the construction and approve the project, it would be acceptable. Accordingly, I am including a report which identifies the scope of this project as well as materials used. I also include copies of the original inspections. If you would like to arrange inspection for completed works, I will make myself available. If there is anything else you require please let me know. Sincerely Steven J. Kramer, P.E. i ,v June 26, 2021 Town of Southold Building Department Main Rd. Southold, N.Y. Re: Final Submission/ Building Permit Dear Sir or Madam: Included, please find copies of the original building inspection by John Jarski, inspector, followed by the roughing and completed works inspection by the electrical inspector. Also of Note are the items called out by Mr. Jeski's inspection to include the following. • Purchase and install new lower sash in tempered glass, into the double hung second floor window, located in the second floor, north side of house. The original sash was 14" above floor. • Complete pressure test on newly installed waste lines. This was accomplished by capping all waste lines and installing a 1/4inch watts pressure gauge. This gauge was certified at pressures from 1 — 60 PSIG. The test was officiated by Edward Sandora, Master Plumber and Steven Kramer, P.E. .i • During construction it was determined that we were going to rip the existing porch off the house and replace it with a new seasonal room. The original structure was found to be rotten and falling away from the house. The largest and heaviest, frame members, in the original structure were 2" x 4" at 24" to 30" centers. • Foundation: The original foundation was non- existent. Past inspections of the cottage were conducted by Mr. Jarski and two inspection by you electrical specialist. Those documents are included. In conversation, it was suggested by Mt. Jarski that the seasonal room addition be handled as an addendum to the original permit. Addendum Renovation of the existing seasonal 10' x 27'porch In a meeting with Michael Verity, last fall, it was determined that the Town had a significant backlog and could not perform a foundation inspection for over a month. Mr. Verity suggested that I, as a Professional Engineer, provide oversight of the project which consisted of the removal of the original structure and construction of a 10' x 27' frame seasonal porch. This space is not conditioned and used as a sun porch. Foundation: This structure was constructed on 10 concrete piers at 6.5' centers. The piers were constructed of 4000# concrete and measured 20" —24" inches in diameter at their base and an average depth at 36 -42 inches. They neck down to 16" Sono Tubes at grade. There are two rows, front and rear of 5 piers each thus making the addition free standing. Buried in the concrete were Simpson Hold downs which were secured to the (3) 2x8"girders, plates and studs. The girders were constructed using (3) 2" x 8" Treated Wood Members. All Hardware used in construction was Simpson Strong Tie and installed to create a continuous path from the foundation to the ridge. All fasteners and nails were installed as per recommended diameter and spacing. Trustee Permit # 9345 Dear Sir or Madam: I am submitting this plan as an addendum to an existing permit for the above referenced cottage located at 6340 Peconic Bay Blvd, Laurel, N.Y. It is the intention of the owner to rehab their existing porch which was constructed back around 1930. This structure began as a covered porch which was screened and open to weather. Over the years it has degraded to a point where rehabilitation is necessary. It is their intention to remove all but the roof structure and replace it with new framing and windows and doors thus creating a seasonal room. There will be no heating or cooling in this space. The footprint remains the same at roughly 28,5 x 10.0' . During construction the roof structure will be braced for support and all construction will be accomplished below. Once the construction is complete, the bracing will be removed. 116 Shore Road West • Mt.
