STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sa~HARDSHJP because 1) My long range plan has been to have a main house, which Ibuilt in 1956-57, plus smaller buildings rather than one large house. In 1959 I built a cottage with b~:droom, bath and carport about 20' x 27½' which was located in the front yard and thus completed 2/3 of my plan. Now I wish to construct another small cottage with a bedroom, bath, laundry and car port measuring 30' x 20' and am prohibited from completing my over-all plan by reason of your 1961 rtGing against an accessory building in the front yard. Without this third building my plan is not achieved and the symmetry is lost. 2. In the "baCk yard" area there is a steep slope to the beach so that no garage or car port would be practical because of the grading. Also, any building in this area would spoil the water view from the main house. 2. The hardship created is UNIQUE and is nd shared by all properties alike in the immediate vicinity of this property and in this use district because ali the houses in the vicinity were b~t~t about 30-35 yeare ago and their outbuildings and garages were located wherever the owners chose to put them. Any new houses to be built can be so situated originally (now that the Zoning Laws are established) so that this sort of thing wil~ not occur. 3. The Variance would obse~e the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRiCT because of the relatively few houses in the area (approximately one house per 20 acres) and because if anything, this third little building will complete my plan and will consequently be an actual im~prove~ent to the appearance of my property.
