REASON FOR APPEAL

1. STRICT APPLICATION OF THE ORDINANCE wou~d produce practical difficulties or unneces-
Zsary HARDSHIl~because without the variance, applicant would be required
to retain a larger area than commensurate with applicant's needs~
2. The hardship created, is UNIQUE and is not s bared by all properties alike in the immediate
vicinity of this property and in this use district bec,ouse of the geog~aphical make-up of
the pr~mises in that 'bho parcol has a depth of 200 feet, but is 65 feet
wide, and to obtain a larger frontage on Christopher Street applicant
wou. ld have to reduce the square footage area of his remaini~_g property.
3. The Variance would observe the spirit of the Ordinance and WOULD' NOT CHANGE THE
CHARACTER OF THE DISTRICT because it would merely per~!t the erection of a
dwelling hous.~ on premises b~ving a 65. foot frontage, with 13,000 square

feet area. it would not change t~e chara-cte'r of the nei~hbO~hood' and
would not be detrimental to the public health, safety, morals or general
welfare of the community. The gr~nting of the variance would not be
contrary to the p~olic interest or welfare.

LEGAL NOTICE
Pursuant to Section 267 of the Town Law and the provisions
of the Amended Building Zone Ordinance of the Town of Southold,
suffolk County, New York, public hearing will be held by the
Zoning Board of Appeals of the Town of Southold, at the Town
Office, Main Road, Southold, New York, on January 21, 1965,
on the following appeal:
7:30 P.M. (E.S.T.), Upon application of Arthur Cornell,
Oakwood Drive, Southold, New York, for a variance in accordance
with the Zoning Ordinance, Article III, Section 303, Article
X, Section 1000A, for permission to divide and set off lot
with insufficient frontage. Location of property~ North west
corner of Oakwood Drive and Christopher Street, Southold, New
york, bounded north by Harry selleppi, east oakwood Drive,
south by Christopher Street, west by R. V. JaCobs.
Any person desiring to be heard on the above application
should appear at the time and place above specified.
