The frontage bought from Harriett Terry is about 97 ft: seperating this from the re~t of the total ~rontaoe leaves the ~equired side yard ~ith ~o~m zB~ the exist~_g d~'e!i~nue on other side) REASON FOR APPEAL Continued 1. STRICT APRLICATION OF THE ,ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP Because ~ The entire road frontage is. 20Oft, This was bought two parcels ~ An equal division of 100 ft frOntage ~rill !ease insufficient sideyards with th= existing dwelling ,. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district bec, ause~ This is a deep Io¢~ and t~e entire parcel, including the farm have several individual o~ners along the road '~ ~ ~_ ~ - _ ~ x ~ ~ - ,_zonbage ~hich ma~ces two roadfrontages on ~n omd shaped peice of land, 3. Notary Public Term O O LEf:FF-.RT$ PAINE EDSON c.~fc!k County LEFFERT~; PAINE EDSON May 6, 1965 Mr. Howard M. Terry, Southold Town Hall Main Road Southold, New York Building Inspector Re: Application of Adam Doroski to the Southold Town Zoning Board of Appeals Dear Howard: Mr. Doroski tells me that he has obtained an application from you in order to make application for a variance. As shown on the two copies of part of the guaranteed survey of his property, Mr. Doroski is to retain the northerly strip of his land for his own use and for the erection of one of those double-sized trailers that look like a house. It would seem to me from looking at the sur- vey that if Mr. Doroski retains 100 feet, the side yard clearance of the homestead will be slightly less than 10 feet. Our choice then is to apply for a variance for the erection of a house on the lot being reserved with a frontage of slightly less than 100 feet or apply for a division of 100 feet for Mr. Doroski; in that event having a less than mini- mum side yard clearance. I do not think it matters greatly to the parties which is done but since I represent Mr. Doroski, I would rather have him have 100 feet for himself and have the purchaser take t~o~dwith the variance granted for less than the 10 foot~cYea~ance. I write you this letter so that you will know exactly what the situation is when Mr. Doroski submits his application to you. If I can help in any way in the matter, please feel free to call me. Sincerely, LPE/mhk Encs.
