RE: 405 Rackett's Court, Orient, NY. SCTM# 1000-17.-6-8
Owner: Peter and Irene Treiber
RESOLUTION:
WHEREAS, 405 Racketts Court, Orient,New York is on the Town of Southold Registry of
Historic Landmarks, and
WHEREAS, as set forth in Section 56-7 (b) of the Town Law(Landmarks Preservation Code)
of the Town of Southold, all proposals for material change/alteration must be
reviewed and granted a Certificate of Appropriateness by the Southold Town
Historic Preservation Commission prior to the issuance of a Building Permit; and
WHEREAS, the applicant's architect, Anthony Portillo of AMP Architecture, submitted a
proposal of additions and alterations to the existing single-family dwelling;
WHEREAS, the scope of work includes an increase of square footage to the first and second-
floor measuring 740 sq. ft. with an attached front covered porch measuring 100 sq.
ft., as applied for; and
WHEREAS, the Architect presented commissioners with an outline of the project during pre-
submission conferences on September 30, 2021 and October 28, 2021; and
WHEREAS, a public hearing was held on November 23, 2021, where the applicant and their
architect submitted final drawings of the scope of work and outlined the project for
the commission as shown on Architectural Plans (Sheets SD-1 thru SD-8) dated
October 4, 2021; and
WHEREAS, during pri e-submission Conferences of July 28,2022 and August 25, 2022,the
Architect presented commissioners with amended plans including elevations,
renderings and material specifications to include Thermatru model doors, Double
Certificate of Appropriateness,Amended 8/25/2022

NOW THEREFORE BE IT RESOLVED,that the Southold Town Historic Preservation
Commission determines that the proposed work detailed in the above referenced amended
application meets the criteria for approval under Section 170-8 (A) of the Southold Town Code;
and
BE IT FURTHER RESOLVED,that any deviation from the approved plans referenced above may
require further review from the commission; and
BE IT FURTHER RESOLVED,that the Commission approves the request for an Amended
Certificate of Appropriateness.

Dear Ms. Trieber,
I am writing to you to inform you that members of the Commission have recently noticed that
elements of the finished work on your property vary from the Amended Certificate of
Appropriateness issued to you on August 25, 2022. According to the approved(architectural
plans (Sheet SD-4 dated August 18, 2022),prepared by Anthony Portillo,the window placement
over the porch should have two courses of shingles below those windows with a 5-1/2 inch
exposure so that the windows would be about 11 inches above the low-pitch, shingled roof.
Currently, it seems that, at-best, a 4 inch course of shingles have been placed,which aside from
deviating from what was approved, will be problematic in terms of snow build up against the
windows, and maybe even moisture problems from back splashing. A good rule of thumb is.to
leave at least 8 inches of space between`the bottom of a window and the roof shingles.
It is recommended that you request a site review prior to continuing work to ensure there are no
other mishaps or disparities that could cause loss of time and expense on your part. At this time,
the HPC is unable to issue a Certificate of Completion until the window placement is corrected.
