PARCEL II ALL that certain piece or parcel of land, situate, lying and being at Peconic in the Town of Southold, County of Suffolk and State of New York, lying between the westerly side of Bay Avenue and Baldwin's Creek and bounded and described as follows: BEGINNING at.a point on;the westerly side of Bay Avenue at the northeasterly corner of the premises about to be described and the southeasterly corner of land of Bottjer and which point of beginning is where the northerly line of Lot 114 as shown on "Map of Nassau Farms". Map No. 1179 would if prolonged westerly intersects the westerly side of Bay Avenue; RUNNING THENCE along the westerly side of Bay Avenue South 70 59' 50" East, 25 feet; THENCE South 780 34' 10" West to the ordinary high water mark of Baldwin's Creek; THENCE northerly along said ordinary high water mark of Baldwin's Creek to the southerly line of land og Bottjer; THENCE along said land of Bottjer North 78 34' 10" East to TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. * the westerly side of Bay Avenue and the point or place of EEGINNING.
