E. B. REDHEAD IN THE COMMUNITY OF SOUTHWOOD, TOWN OF SOUTHOLD, NEW YORK Present Residence: 68 Huntington Road Garden City~ New York 11530 Tele. No. $16°7h2-1760 Dated: September 15~ 1977 The Location Plan is shown on the "Map of Southwood" surveyed and drawn by Otto W. VanTuyl, Licensed Land Surveyor, Greenport, New York, dated October 1, 1953, amended March 15, 1954 and filed in the Suffolk County ~lerk~s office as Map No. 2141. The Survey and Site Plan are shown on "Survey for danet P, Redhead, Lot 51, Southwood", by Young and Young, Licensed Land Surveyors, Riverhead, New York, Drawing No. 77-83, dated March 3, t977. This drawing is to be considered as being included as to it's details~ in the Drawing Plans of the house. Tie Well Pipe (2~' Standard Steel) has been sunk and the water tested and approved by the Suffolk County Department of Health Services, on May 17~ 1977, HS Ref. No. 7~SO-34, as indicated on the Survey and Site Plan. The application for the Building Permit will be made and prepaid before any construction contracts will be awarded. It is anticipated that construction will start on or about April 1, 1978 or earlier, weather permitting. The accompanying set of Drawing Plans, Sheet Nos. 1 thru 6 are to be followed as closely as possible. The notes and descriptions of materials shown on those drawings are to be considered as binding as - 1 though they were included in this specification. Materials, designs or methods that are equal to or better than those herein specified or shown on drawings may be used with prior approval by the Owner. QUALITY OF WORKMANSHIP & MATERIALS (a) All work shall be performed and completed in a workmanlike and professional manner by mechanics skilled in the work they are to do, using the best and most up-to-date practices and in accord- ance with the highest standards of their trade. (b) No work shall be covered or hidden from view until it has been inspected by both the Owner and any governing local inspecting agency, should it be so required. (c) Any workmanship or materials which in the Owner's opinion does not meet the requirements of the Contract, or which in the inspector's opinion does not meet required standards, shall be re- jected and shall be replaced by the Contractor in such a manner as shall meet said requirements or standards at his own expense. (d) All materia)s incorporated in the work shall be new, of standard and first grade qua) ity. (e) (f) tions prior to construction. CODES, RULES, PERMITS: (a) All materials used and all work In all cases where equipment or a device as part of the installation is referred to in the singular number, it is understood that such reference shall apply to as much of such equipment, or as many devices as are necessary for a complete installa~ tion. State Bldg. Code and Code of the Southwood Property Owners Association known as Schedule "A~'. Contractor shall include in his bid, cost of all required permits, tests, inspections, etc. exclud- ing those already obtained by the owner as afore- mentimned. In the event that any contractor or any authority discover a violation of any governing code in these specifications or drawings, he should notify the Owner who will decide the best way to achieve compliance. SUPPLIES: It is the Owner's request that contractors obtain their supplies in-so-far-as possible, consistent with availability and price, from Mr. Tom Davis of the G.L. Penny Lumber Company, Mattituck, N.Y. The structural steel and lally columns may be procured from the Siegel & Siegel Steel Company, P.O. Box 63, Patchogue, N.Y. 11772. EXCAVATION: Before excavation is begun, all topsoil to a depth of six inches shall be removed from the site for a distance of 20 feet from around the perimeter of the house and stacked at a suitable location on the lot, for later use in landscaping. Two or three of the larger trees at the northwest corner of the lot may have to be removed to avoid interference with the driveway. Also a few of the smaller trees on the street side of the lot might have to be dug out. Care must be taken in avoid- ing any excessive depth of excavation than that required to permit footings to rest on undisturbed soil. The same caution applies to the areas where washed gravel is to be placed to support concrete slabs, such as the cellar floor, garage, laundry, storage room and porch floors. -4 TERMITE CONTROL: In addition to the termite shield and treated sills called for in the drawings, termites are to be controlled by chemical treatment of the soil under and around the foundation in strict compliance with the method contained in the U.S. Department of Agriculture Home & Garden Bulletin No. 64 entitled "Subterranean Termites, their Prevention and Control in Buildings", obtainable from the U.S. Government Printing Office, Washington, D.C. 20402. This treatment will apply to soil under concrete slabs before they are poured for the cellar, garage, laundry, storage room and porch, as well as to soil around the inside and outside of all footings, and the outside fill around foundation walls. CONCRETE WORK: Concrete mix to be 1-2-4. All concrete to be formed; stone aggregate 3/4" max.; ready mixed; 2000 pos.i, for floors, 3000 p.s.i, for footings and walls minimum cured strength. Ail exposed edges shall be tooled when the concrete is poured, if accessible, or immediately after forms are stripped. All voids shall be filled immediately upon stripping and all exposed surfaces shall be rubbed to a smooth finish. All interior flatwork shall receive a trowel finish. The fin- ished surfaces of troweled wails and slabs shall be uniform in trowel marks, The electrical texture and appearance and free of and plumbing contractors will be responsible for furnishing all pipe, sleeves, inserts, etc. for their use, that are to be set in the foundation, and inform the concrete con- tractor as to the proper location of these items. Openings in foundation around pipes or between pipes and sleeves are to be packed with oakum and sealed with molten lead caulked in place. CARPENTRY WORK: All timber items shall be furnished and installed, including but not limited to, sill plates, studs, joists, bridging, rough and finished flooring, interior and exterior sheathing, doors, windows, stairs, closets, thresholds, window sills, base- boards, molding, rafters, ridgepole, kitchen cabinets and bathroom vanities. Kitchen cabinets may be Arist0Kraft Vintage Maple; Old Hampshire Pine, prefinished light, are to be Formica, each molded self edge. or equal. Counter tops in single piece, with The sawed ends of treated sill plates shall be painted with a solution of light petroleum solvent - 6 - containing water repellent materials and a min- imum of 5% by weight of pentaehlorophenal, meet- ing the standards of the National Woodwork Manu- facturer's Association. All nall heads, screw or boltheads and other depressions in exposed woodwork are to be filled flush with approved wood filler prior to painting. All woodwork requiring caulking shall receive one coat of paint primer before caulking. FLOORS: Floors of cellar, garage, storage room & porch are to be troweled cement finish on concrete slabs. Laundry and laundry closet floors to be Armstrong's Salarian flooring on concrete slab. All other floors to have 1/2" thick standard Douglas Fir plywood subfloors and 15 lb. felt. Dining-family room, master bedroom and all closets except those in laundry, to have finished floors of 25/32" hardwood, sanded, sealed, shellacked and waxed. Baths to have ceramic tile floors and baseboard. Kitchen to have Armstrong's Salarian flooring. All other rooms, halls and stairs to be carpeted wall-to-- wall. Additional thickness of subflooring will be needed under some of these finished floors in order to obtain same elevation for all floors. m WALLS AND CEILINGS: Thickness of Gypsum boards shall be as stated on drawings. Metal corner strips shall be used at all outside corners. All t~ped joints, corners and nail heads are to be finished with three coats of joint compound~ allowing 24 hours between each coat. Final coat is to be sanded smooth and entire finished surfaces are to be without imperfections. Bathroom walls around tubs shall be ceramic tile for a height of six inches above the shower heads. WINDOWS: All windows shall be primed ponderosa white pine, pre-hung, weatherstripped, single glazed, equipped with screen and storm sash, preferably combination, removable grilles and sash locks. Double hung windows shall have spring balances. Casement windows are to have rotating handle openers. Windows may be as made by the Woodco Corp. of North Bergen, N.J., Super Sash and Mi]lwork Co. of Mineola, N.Y. or Sturtevant Millwork Co. of Deer Park, N.Y. Casement windows may be Woodco #2Wl-36 for kitchen and #2Nl-36 for laundry. The octagonal window in the first floor bathroom may be SuperSash #S0263 complete with hardware, screen and storm sash. The cellar windows may be Super Sash #SB2818, hardware is extra and is to include hinges loca- ted at top, friction type side arms to hold win- dow open in any position, and handle; fixed mutton bars are acceptable~ screens are required~ if storm sash is not available, insulating glass in windows is desirable. Window shutters are to be of structural polymer, or approved equal, as made by the Morgan Company, color to be determined later. DOORS: All doors are to be pre-hung whereve~ practical. All outside doors are to have metal interlocking weatherstripping as well as the door between the garage and laundry, and the sliding porch door. The front entrance door is to be six panel Colonial style 1-3/4" thick with one foot wide sidelights, similar to "Super" Burton Canterbury door frame without the broken pediment~ door to be #S-66 and sidelites #S1703 with insulating glass. Letter slot in middle cross-piece of door. The rear entrance door is to be 1~3/4'' thick, Colonial style, paneled, similar to Morgan Co's. #M~l13, with insulating glass if at all available. Door between garage and laundry to be 1-3/8" thick solid flush type~ F.P.S.C. HEAT I Sliding porch door is to have tempered insulating glass and preferably of such design as to all~ either door to be opened independently of the other° Sliding door between kitchen and laundry to be 1-3/8I' thick, Colonial style, pane]ed, same as Super Sash #S-66. Sliding door in storage room to be 1-3/8" thick, solid flush type. All bl-fold doors to be "Grelco" Colonial style with three panels as made by East Coast Mil]work Co. of Hicksville, N.Y. All other doors leading to bedrooms, bathrooms, stairs, linen closet and upstairs storage area to be 1-3/8" thick, Colonial style, paneled, same as Super Sash #S-66. All doors are to have all necessary hardware. Outside doors including sliding glass door are to have tamper-proof locks. Hardware is to be as made by Arrow, Westlock, Schlage, or equal. Garage door is to be equal to "Ridge DoorsTM of Monmouth, N.J., in their Palm Beach style, with 5 unequal panels across and 5 sections high, 4th section glazed, equipped with automatic door oper- ating system complete with remote control. NG SYSTEM: A heat pump shall be installed guaranteed to heat the living quarters of the house at a temperature of 72© F with outside temperature of zero degrees. lO - It shall be of General Electric,Carrier, Mueller (Climatrol), or equal manufacture. Means shall be provided to manually shut off the air cooling system when it is not desired. A day-night thermo- stat is to be furnished. A manual switch shall be provided to start and stop the blower at will when it is not on automatic control. It shall be possi~ ble to remove a panel from the return air duct in the cellar in order to draw in cool cellar air and circulate it thru the house. The ducts in the cellar are to be preferably rectangular and duct- work so designed as to allow a minimum of seven feet headroom. Ducts shall be uninsulated. Means shall be provided to readily stop air flow to the second floor. ELECTRIC SERVICE To be 150 amperes or as recommended by electrical contractor with approval from owner. Circuit breaker panel to be furnished, as well as door chimes for front and rear doors, grounded color TV antenna, wired to the Living-Family room. Wall switches to be noiseless~ Lampost furnished and wired. Ceiling chandelier in the Dining- Family room to be movable to different locations on ceiling. Extra price desired for central vacuum cleaner system complete and installed. PAINTING: All untreated wood, interior and exterior, shall receive one coat of wood primer and two coats of latex paint. All exterior paint shall be white except possibly that for the front and rear ento rance doors. Color of interior woodwork and walls to be chosen later. BACKFILL: Backfill shall be chemically treated as specified above under heading: "Termite Control". All backfill shall be of well-graded granular material free of all organic material, rubble frost and deleterious substance. The maximum size of fill material shall be two inches. There shall be absolutely no wood of any kind such as chips, sawed-off ends of lumber, logs, bark, twigs, branches, etc., contained in the backfill. These and all other undesirable mater- ials such as rocks, stones, pieces of metal, etc. are to be carted away and properly disposed of. MASONRY: The sewage disposal system shall be in strict conformance with local regulations. Dry wells are to be designed and built in accordance with best practice. Fireplace is to be lined with 4" thick firebrick. Outside of chimney is to be bright colored red br ck, well pointed. of DRIVEWAY: Driveway is to be excavated to undisturbed soil, 8" below the finally finished surface. If soil is disturbed below that depth, it must be well tamped. Crushed stone, 6" deep is to be laid on the tamped soil, and it, also, must be well tamped. Final finish is to be best grade of blacktop, 2" thick. Complete design and workman- ship is to be such as to produce a long-lasting, crack-proof and well appearing driveway. MISCELLANEOUS Coat rods in clothes closets are to be 1" standard black steel pipe (1-5/16~' dia.) Shower curtain rods are to be 1~' diameter of aluminum, chrome0ptated brass or stainless steel with wall brackets of same meterial. Water Heater to be Rheem Energy Saver, or equal, 52 gallon, 4500 Watt. Dishwasher and Compactor to be "Kitchen Aid". Bathtubs and bathroom sinks to be baked enamel on cast iron. Kitchen sink to be highly polished stainless steel. Toilets to be similar to American Standard's "Luxor". Sheet No. 1 of Plans calls for Morgan Stair No. M-857. The same design by the Suckno Brothers Company will be acceptable. 13 - Kitchen sink to be provided with a garbage disposal unit. Rough grading to be as per grade elevations shown on drawings. GENERAL PROVtSiONSi After award of contract and before starting work, Contractor is to furnish the owner with: Copy of State and/or Local Grade License establish- ing his and his sub-contractor's legal qualifica- tions to perform the work for which he has contrac- ted. List of proposed suppliers of material and equip- ment for him and his sub-contractors. List of proposed sub-contractors. Certificates of insurance for him and his sub- contractors covering: Comprehensive General Liability of $1,000,000 per occurrence Auto and Truck Liability of $1,000,000 per occurrence Workmen's Compensatuon: as required by law The contractor must submit evidence that the above insurance coverages and limits are in force and underwritten by insurance carriers licensed to do business in the State of New York, and contain provisions for at least ten day's written notice of cancellation o~material change. Also that he has brought the provisions of ~e Hold Harmless Agreement to the attention of his -14- insurance carrier and the said provisions are covered by a liability insurance policy. Hold Harmless Agreement: The Contractor shall save and hold harmless from and against all liability, claims and demands on account of personal injuries (including, without limitation, workmen's compensatuon and death claims) or property loss or damage of any kind whatsoever, including legal fees and costs of defense, settlement and litigation, which arise out of or are in any manner connected with, the performance of his contract. The owner reserves the right to perform any work himself which may be part of or be adjacent to the work covered by this contract. He reserves the right, also to be at the site at all times to supervise the work covered by this contract. Progress payments will be paid by the owner at the request of the contractor covering the value of work performed since the preceding payment. Final payment will be made after: All claims for extra compensation and/or credits for work deleted from the contract have been resolved. Receipt of contractor's release of all liens, if any. Receipt of all guarantees on equipment and materials installed by the contractors Receupt of all payments of fees and taxes, if any, as required by Village, Town, State or Federal Authorities in connection with this contract. All requlred approvals have been received by the owner from any regulating agencies requiring permits and/or approvals. The owner has approved all completed work. For a period of one year from the date of final approval, the contractor shall, at his ex- pense, promptly repair and put into first class condition, any workmanship and materials in which defects develop, and shall promptly replace all defective fixtures to the satis- faction of the owner, not otherwise covered by a manufacturer's guarantee.
