WITNESSETH, that the party of the first part, inconsideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL -that certain plot, piece or parcet of land, -with-the -buildings and improvements thereon erected, situate,
lying and being in the Village of Mattituck, Town of Southold, 'County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the southerly side of Pike Street which
point is distant 176.9 feet from the corner formed by the intersection
of the easterly side of Love Lane with the southerly side of Pike
Street; running thence from said point of beginning along the
southerly side of Pike Street North 631 45' 40" East 40.0 feet to
a point and land of the Mattituck Park District; running thence along
land of the Mattituck Park District the following two courses and
distances as follows: (1) South 21° 28' 20" East 80.0 feet; and
(2) South 63° 45' 40" West 40.0 feet to a monument and land of Raynor -
Suter Hardware, Inc.; running thence along last mentioned land North
210 28' 20" West 80.0 feet to the southerly side of Pike Street and
the point or place of BEGIivi3ING.
BEING AND INTENDED TO BE the same premises as conveyed to the
party of the first part by deed dated June 30, 1950 and recorded in
the Suffolk,County Clerk's Office on June 30', 1950 in Liber 3095

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets :end
roads abutting the above described premises to the center lines tbereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and wilt hold the right to receive such consid-
eration as a trust fund to he applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any otbim purpose.
The Nvord "party shall be construed as if it read "parties" whenever the sense of this indenture so requires.
