paid by party of the second part, does Hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Cutchogue, County of Suffolk, State of New
York more particularly described and bounded as follows:
BEGINNING at a point on the Northeasterly corner of the property now or formerly
of La Grande, which point is North 111 41 minutes 50 seconds East 266.85 from the
Northerly side of Pine Tree Road:
RUNNING THENCE from said point of beginning along the property now or formerly of
La Grande and Krupski South 630 24 minutes West 348.28 feet to land now or formerly
of Heidtman:
RUNNING THENCE along the land now or formerly of Heidttran North 250 28 minutes 40
seconds West 103.32 feet to a monutnent;
RUNNING THENCE North 31° 17 minutes 50 seconds West 166-78 feet along land now or
formerly of Stoutenburg to a point;
RUNNING THENCE North 58° 42 minutes 10 seconds East 361.11 feet along land of
Billard to the Westerly side of a private road;
RUNNING THENCE South 260 36 minutes East 299.11 feet along the Westerly side of a
private road along the point or place of Beginning.
TOGETHER with a right of way 50 feet wide for ingress and egress. The Westerly line
said right of way is described as follows:
BEGINNING at a point on the Northerly side of Pine Tree Road, which point is the
Southeast Corner of land now or formerly of La Grande and running thence North
110 41 minutes 50 seconds West 266.85 feet; thence North 260 36 minutes West
299.11 feet.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part, will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpase.
The word "party" shall b constr d as if it read "parties" whenever the sense of this indenture so requires..
