) be denied and
MarJorie McDermott, Secretary
After investigation and inspection the Board finds that
applicant requests permission to construct addition to store
with insuffiuient rear yet,I, offstraet parking, etc~ on property
located on the south side of Pike Street, east of Love Lane,
Mattituck. The findings of the Board are that the proposed
addition to store of 4,000 sq. ft. in area, plus 2,600 sq. ft.
of area' for the existing building, will necessitate a parking
requirement of approximately 53 spaces which is easily
accommodated in the Mattituck Park Distrtc~ public p~_rking lot,
and which, under this proposal, is contiguous to the hardware
store.
The Board finds that the existing building is on a corner
and requires no variance of setback from Pike Street. This
addition will continue the present setback of the old building.
App~oximately two thirds of the area of the a~dition will be
used for sales and display.
The Board also finds tha~ applicant proposes offstreet
facilities for the new expanded hardware store and will provide
offstreet loading and ~nload~ng facilities for. tru~k~ in the
50 foot side yard. If the adjoining p.~opertie~.~O the south
should ~aq~st permi~aion.~o.~e ~hi~.~i~ht.~f ~.~.y ~or offstr~et
truck .loading and unlo~ding .facilitSes, the Boar~.~q~e~s Dhat
yard of approximately 50 f~et, which did not ex/~t before, and
a 20 foot rear yard. The Board agrues ~ith th~ reasoning of
the applicant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the ~ediate vicinity of this property
and in the same use district; and the variance will not change
the character of the neighborhood, and will observe the spirit
of the Ordinance.
T~EFOB~ IT WAS RESOLVED, Henry E. Raynor, Jr. (Raynor-
Suter Hardware), 320 Love Lane, Mattituck, New York, be GRA/~TED
permission to construct addition to store with insufficient
rear yard, offstreet parking, etc. on property located on the
south side of Pike Street, Mattituok, New York, as applied for.
