Present: Pat Lutzky, Eric Dantes, Denis Noncarrow, Cheryle Amara, Marilyn Sierra, Nancy Messer, Mark
Levine, Councilwoman Jill Doherty, Town Attorney Daman Hagan.
Guests: Allison Giosa, Dave Gallo, Paul Pawlowski
Meeting began at 4:30 p.m.
1. Approval of Meeting Minutes
a. December 14, 2021 Meeting Minutes – Mark Levine made a motion to approve the

meeting minutes. Cheryle Amara – 2. Approved unanimous.
2. 2022 HAC Meeting Dates – Pat Lutzky.
a. Cheryle Amara made a motion to accept the calendar of revised dates for meetings

in 2022. Eric Dantes – 2 to approve meeting schedule. Approved unanimous.
3. Commission Expiration Date – Pat Lutzky
a. Email Pat to let her know you are continuing or stepping down
b. Mark Levine, Nancy Messer, Cheryle Amara and Marilyn Sierra all terms expire
March 31, 2022.
4. Update on Projects – Pat Lutzky
a. Southold Fuerstein Parcel
i. Approved by HPC.
ii. Renovating Historic House in Southold
iii. 3 – Two story houses 14 Affordable Housing Apartments in this project
b. Paul Pawlowski – Greenport project.
i. Engineering, surveys, topographical work complete
ii. Submitted to ZBA
iii. 4 buildings – 40 work force housing.
iv. Goal before February 7, 2022 to get paperwork done and perform Public
Hearing in February.
v. Allowable under code.
vi. Looking for standard site plan approval
vii. Studios and 1 bedrooms, walking distance to village
viii. 100% Public Funded.
ix. Fits in Village.
x. Egress to Main Street.
xi. Estimated date of construction early 2023.
xii. 24,000 Medical Office Space as well as 40 housing units.
xiii. Availability of Village sewer connection.
xiv. No variances needed.
xv. Hudd Guidelines % range of AMI to cater to all members of market
c. Paul Pawlowski – Peconic
i. 24 – Workforce Housing Rental Cottages and Recreation Center
ii. Work has been done on Engineering, Surveys, Topography,
iii. Letter of Intent – Project was well received by Town Board
iv. No variances - Everything is in compliance.
v. Private Funding
vi. Exciting about timing.
vii. One and two Bedrooms
viii. Won’t need ZBA approval
ix. Jill stated TB was ready to sign Letter of Intent to move forward.
x. Will need to change zone and public hearing.
d. Cutchogue Project Proposal – Rona Smith
i. Route 48 – South/West Side of Alvahs Lane
ii. Heavily Wooded
iii. 24 Units
iv. Prefabricated Units
v. Speed up Constructions
vi. Sustainability, Environmentally Friendly.
vii. Town Homes
viii. 3 – 4 Unit groupings
ix. 2 – Separate Garden Areas
x. 4 – 3 Unit Groupings
xi. Rona and Georgica hoping to get Town’s Approval.
xii. Rona went to Planning for Approvals.
xiii. Pat states there are attractive components to the project.
xiv. HAC will draft a letter of support to the Town Board.
xv. Septic System built on site sewer treatment system.
xvi. Get Approval for Suffolk County Health Department.
xvii. STP or AI System
xviii. Hire Sustainability firm – NYS Energy Code
xix. Better Windows, Better Insulation.
xx. Jill invited Rona to come to her with progress.
