February 15, 2022 – Via Zoom
Present: Pat Lutzky, Eric Dantes, Cheryle Amara, Marilyn Sierra, Nancy Messer, Mark Levine,
Councilwoman Jill Doherty, Town Attorney John Burke.
Guests:
Meeting began at 4:30 p.m.
1. Approval of Meeting Minutes
a. January 18, 2022 Meeting Minutes – Mark Levine made a motion to approve the

meeting minutes. Nancy Messer – 2. Approved unanimous.
2. Comments – Pat Lutzky.
a. Happy Mark Levine will continue for another term with HAC.
3. Community Outreach – Cheryle Amara
a. Letter to Suffolk Times to do a story about HAC and what we are about.
b. To make sure public gets accurate information and that we are working for them.
c. Highlight different projects, resident selection based on funding.
d. Affordable Housing, Workforce Housing comprehensive story.
e. Contact folks to attend public hearing meeting early March for Paul Pawlowski’s
project.
f. Send email blast to registry to notify of Public Hearings on Affordable Housing
Projects.
g. Reaching out to local Chambers and Civic Association.
4. Project Updates – Pat Lutzky and Eric Dantes
a. Paul Pawlowski Greenport is moving along. Almost ready for construction to start.
i. 40 units with office space.
b. Todd Fuerstein Project.
i. Looking for grants and funding.
ii. HAC agreed to allocate funds to his AI System.
iii. Town Board has not officially approved request to give him funds for septic.
c. Paul Pawloski – Carolle Avenue Peconic Project.
i. Buying land now. Contracts executed.
d. Bill Goggins
i. 12 units were more favorable. Town Board didn’t have any complaints.
ii. Seeking Code Change.
iii. Will be meeting with TB in a couple of weeks to discuss the type of resident
he is seeking for project.
iv. Using Private Funds rather than Public Funds.
e. Rona Smith Project
i. Came to TB a couple of weeks ago to discuss change of Zone.
ii. Eric feels project is a Home Run.
iii. Private, County Road 48 would be effected on additional traffic.
f. Southold Project – 3 Affordable Apartments – Main Road
i. Not sure where project is at the moment.
g. Possibility of 114 New Affordable Housing Units.
i. Looking for projects with higher AMI
h. Old Business –
i. Housing Plan Update – Still working on.
ii. Housing Authority - Work in Progress.
5. New Business –
i. If the law were to be adopted, The town could not prevent accessory
apartments. Very limited restrictions
ii. Governor took out Accessory Apartment Grants.

b. Eric Dantes motion to adjourn meeting, Cheryle Amara 2. Approved unanimous.
