Present: Pat Lutzky, Eric Dantes, Cheryle Amara, Marilyn Sierra, Mark Levine, Nancy Messer, Jill Doherty
Absent:

Meeting began at 4:30 p.m.
1. Approval of Meeting Minutes
a. April 19, 2022 Meeting Minutes – Eric made a motion to approve the meeting

minutes. Nancy Messer – 2. Approved unanimous.
2. Cottage Homeowner – Pat Lutzky
a. Homeowner contacted Housing Commission regarding their house on the Market
and referred homeowner to Town Attorney’s Office.
3. Proposed Public Hearing – Pat Lutzky
a. Public Hearing on June 21, 2022 4:32 pm Cutchogue Woods change of Zone.
b. HAC felt it was a good idea to be present in support.
4. Update on projects – Pat Lutzky
a. Habitat for Humanity Project - Question on Cutchogue Parcel.
a. 72H Project
b. Hoping County will transfer property to the town to put a Habitat for
Humanity House.
c. Town has not received any information.
b. Rona – Update
a. Series of meetings.
b. Supervisor Russell felt not enough people would quality.
c. Nassau –Suffolk median income for a family of 4 is: $121,000 a year.
d. Southold Town median income for a family of 4 is; $85,000 a year.
e. Targeting 60% to 80% of median income, we are targeting 90% of Southold
area median income. Family income of 4 of no more than $80,000.
f. Cutchogue Woods 1/3 one bedroom 2/3 two bedrooms.
g. Memo from Planning Board indicated they were not in favor of project.
h. Rona was blindsided by memo.
i. HAC asked if Civic Association members will be notified to come out in
support to project at Public Hearing.
j. Have HAC at Public Hearing to support the Cutchogue Woods project.
k. Thank you Jill to offer support and TB communication.
l. Wants to set up a joint meeting Town Board, HAC and Planning.
5. Michael Daly – Guest speaker, YIMBY
a. Truths in Affordable Housing.
b. Public feels better if they understand.
c. Myths, bias and misunderstanding Cloud the debate.
1. Myth #1 Affordable Community Housing isn’t for local people.
Reality: Most of those on waiting lists for affordable housing are
local residents and some of them have been on these lists for years.
2. Myth #2: Affordable Housing hurts Environment
Reality – Affordable Housing goes through stringent Environmental
Reviews.
3. Myth #3: High Density and Affordable Housing Causes Traffic.
Reality – People who live in Affordable Community Housing own
fewer cars and drive less.
4. Myth #4: Affordable Housing Drives Down Property Values:
Reality - Repeat research shows Affordable housing has no
negative impact on property values.
5. Myth #5: Affordable Housing looks Cheap and Undesirable.
Reality – Builders of Affordable Community Housing must comply
with same building standards.
6. Myth #6: Affordable Community Housing hurts local schools.
Reality – Opposite is actually true. Children living in a stable
home and not moving around improves learning.
7. Myth 7: Affordable Community Housing Burdens Tax Payers and
Municipalities.
Reality – Improves communities and replaces substandard housing.
8. Myth 8: Affordable Community Housing is a Government Hand Out.
Reality – It’s about improving business and standards for middle class
families.
d. AMI is rising and very little housing available.
e. Local community members are impacted. Young families can’t stay here as
well as volunteers, teachers, seniors, assistant managers, essential workers.
f. Focused on place based solutions to creating Affordable Community Housing.
g. High Quality Affordable dwelling for everyone. Town Board needs to hear
from more YIMBY voices.
6. Jill – Housing Plan and Referendum is being planned
a. They have hired a firm to write the Housing Plan. Will not be ready by
November.
b. How is firm getting input to create referendum for Housing Plan?
c. Town Board putting plan together and give updates to HAC. Mark Levine will
serve as liaison for HAC in this process.
d. Town Board needs to make sure that HAC is kept up to date.
7. Old Business – Fuerstein Project Update – Cheryle Amara
a. Spoke to Todd Fuerstein – Projects are still moving along and will update us on
Cutchogue parcel.
b. Pat asked Cheryle to have him stay in touch with HAC.
