Present: Pat Lutzky, Eric Dantes, Cheryle Amara, Marilyn Sierra, Mark Levine, Debra O’Kane, Jill
Doherty; Damon Hagan
Absent: Nancy Messer
Arrived Late: Deborah O’Kane and Marilyn Sierra
Guests: Karen Hoeg, Andy Cruise, Lisa Poyer for 29475 Main Road, Cutchogue Project
Meeting began at 4:30 p.m.
1. Approval of Meeting Minutes
a. May 17, 2022 Meeting Minutes – Cheryle made a motion to approve the meeting

minutes. Eric – 2. Approved unanimous.
2. Housing Plan – Jill
a. First meeting schedule with engineers to discuss Housing Plan. July 12th
3. Joint Town Board and Greenport Village Board – Jill
a. Discussing various issues - one is Affordable Housing.
4. North Fork Villas – Karen Hoeg, Andy Cruze and Lisa Poyer representing 29475 Main Road,
Cutchogue proposed affordable housing project
a. 24 Units in Total.
i. 16 – Two Bedroom.
ii. 6 – One Bedroom.
iii. 2 – Three Bedroom
iv. Common Area – Play set and laundry.
b. Proposed rent $1900-$2200 a month
c. Thorough tenant screening
d. Office manager onsite.
e. Site Maintenance (very important). Regular inspections.
f. Emergency Contact 24/7.
g. Pat asked, how close are they to obtaining a building permit.
i. Still in planning stages; wanted to consult HAC.
h. Eric asked how experienced they are in environmentally-friendly developments.
i. They are experience in Commercial Development.
ii. East Hampton Village.
iii. Southampton Village
iv. Stony Brook Hospital area.
i. Determined to make successful.
5. Meeting ended abruptly at 5:00 pm and kicked off Zoom when another meeting bumped us
off Zoom.
Next Meeting Scheduled for Monday, September 13, 2022 @4:30 pm VIA Zoom.
