Guest: Paul Pawloski Meeting began at 4:30 p.m. 1. Approval of Meeting Minutes a. April 13, 2021 Meeting Minutes – Cheryle Amara made a motion to approve the nd meeting minutes. Debra – 2. Approved unanimous. b. Guest Paul Pawloski – Carroll Avenue Property i. Still a lot of planning to be done. ii. 11 acres 1. Pickle Ball 2. Sports Complex 3. Swimming Pool 4. ½ Project is Recreation ½ is Affordable Housing 5. 24 Cottages Style Affordable Houses 6. North Fork look, in style with area 7. Great location 8. New AI Septic System 9. Former Nursery iii. Debra – size and layout of units. 1. 1 to 2 bedrooms 2. Small yard 3. No Garage 4. Lots of green space. (Lawn, trees, open space) iv. Pat – who will manage the complex 1. Fairfield Properties to manage 2. Full time live in manager 3. Recreation complex will have expert in field managing v. Pat – Rent Range 1. Follow HUD Guidelines 2. May be slightly less than Conifer 3. 100% Private Funding 4. May look for AI System Funding 2. Guest Paul Pawloski – Greenport Project a. Pre-submission meeting with Building Dept. st b. 1 denial with Building Dept and was forwarded to Planning c. Combination of Office Space and Residential Space d. Campus style building e. Zoned R/O f. 24,000 Square foot of office space with affordable apartments above. g. Possibility to connect to Village Sewer. h. No entry from Knapp or Bailey i. Affordable Housing criteria VS Market Rate i. Eric – Are you looking for any funding 1. Not for housing, but maybe for AI Sewer System ii. Eric – Are there separate buildings for office and apartments 1. 4 – Campus style buildings with offices on the ground floor and apartments upstairs 2. Buffer between project and area residences. Knapp Place is heavily wooded which offers plenty of buffer to project 3. Hire Fairfield Properties to manage iii. Pat – What kind of parking will there be 1. Spaces will be marked to differentiate between commercial and residential iv. Pat - How many offices per building 1. Three or four v. Debra – Safe for families 1. There will be sufficient sidewalks and green space to separate residents from office space traffic vi. Pat – What is the timeframe 1. They are working hard to move forward quickly. 6 months to a year once break ground 3. Pat – What can HAC do to help a. Community Awareness and Public Support b. Need for professional space c. Need for Affordable Rentals d. Need for Recreation Space 4. Selection Process a. Work with HAC to determine process b. Fairfield doesn’t select residents, they just manage the property 5. Paul wants to keep our residents here. a. EMS, Essential workers and keep affordable in perpetuity 6. Anne Smith will be a guest in June’s meeting a. She will help with outreach and educating the community 7. Val – is Recreation Center in Peconic just for Affordable housing a. Open to the public 8. Pat – Recognition to Denis a. Kudos to Denis for the time and effort he has put into Affordable Housing projects in helping Paul to get where he is 9. Eric – Discuss selection process of upcoming Affordable Housing Projects 10. Debra – John Burke put something together regarding Permanent Fixed Improvements nd Eric made a motion to adjourn the meeting. Cheryle 2, approved unanimous.
