Meeting #159
December 14, 2021 – Via Zoom
Present: Pat Lutzky, Eric Dantes, Denis Noncarrow, Cheryle Amara, Mark Levine, Marilyn Sierra, Nancy
Messer, Town Attorney John Burke, Council Woman Jill Doherty.
Meeting began at 4:30 p.m.
1. Approval of Meeting Minutes
a. November 9, 2021 Meeting Minutes – Cheryle Amara made a motion to approve the

meeting minutes. Eric Dantes – 2. Approved unanimous.
2. 2022 HAC Meeting Dates – Pat Lutzky
a. Eric Dantes, Cheryle Amara happy.
b. Eric Dantes made a motion to accept the calendar of dates for meetings in 2022.

Cheryle Amara – 2 to approve meeting schedule. Approved unanimous.
3. Commission participation – Pat Lutzky
a. Discuss how important meeting attendance and participation.
b. Commissioners whose terms are up in March, please reach out and state your
willingness to continue.
c. If you are unable to continue, that is fine. We thank you for your service.
d. There is a limit of 7 residents.
e. Eric Dantes recommended at end of January, ask each member to see if they are
interested in continuing with the Affordable Housing Commission.
4. Update on Projects – Pat Lutzky
a. Greenport Condo project – Eric Dantes
i. 123 Sterling Place – the rules on the project keep changing.
ii. It’s a strange project.
iii. No one really knows what is happening with it.
b. Rona Smith proposed project – Pat Lutzky
i. Still has a ways to go.
ii. Been to planning several times.
iii. Will update us in January.
iv. Eric thinks 24 units.
c. Fuerstein – Denis Noncarrow
i. Has approvals for existing house.
ii. Still waiting for funding.
iii. Nothing with Town of Southold is in his way.
iv. Question about First Responder Preference with HUD.
d. Meetings with east end towns to discuss housing plan.
e. East End towns working on plans for referendum. May be ready for 2022, but
depends on priorities.
f. What will the projected amount take in.
5. Housing Authority – Pat Lutzky
a. Tom Ruhle – Guest speaker in past
b. Pros and Cons
c. Figure out how it’s going to benefit our town and how will it be funded. Town of
Southold doesn’t have Section 8.
d. Putting together 10 year plan to oversee housing.
e. Getting expert to go over nuts and bolts.
f. Eric states we will need some kind of infrastructure with several developments in
town.
g. Jill – Scott will be open to discussion.
6. Old Business – None
7. New Business – Denis Noncarrow
a. Several new developments in the works right now. Nothing to discuss at this time.
b. Putting together a schedule of proposed meetings for 2022.
c. Gain new information on condo complex in Greenport.

Cheryle Amara made a motion to adjourn the meeting. Mark Levine 2, approved
unanimous.
