WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon erected, situate,_

State of New York being gore particularly bounded and described

BEGINNING at a point S 471 51 '3011 E. 248 feetfrom a
nonument locatedcrn, the southerly side of Oregon Poad which
monument is located at the division line of land ofUhlinger
and land of Hamrogue; running thence from said point of
beginning along land of Skirel S. 470 51' 30T1 E. 254 feet to
land now or formerly of Goldstein; running thence along
land of Goldstein S. 410 291 GO" W. 169.02feet to a pipe;
running thence along land of Goldstein N. 480 31' 00" W.
256 feet to a point; running thence N.t=1° 291 00t1 E. 172 feet
to the point and place of beginning.
TOGETHER WITH a right of way for ingress and egress and
utility service over other land of Uhlinger 25 feet wic:e
the north-easterly boundary line being described as follows:
BEGINNING at a monument located on the southerly side of
Oregon Road at the division line of lana of Uhlinger and
land of Hamrogue and running thence 5.47151 1 3011 E. 2"R Feet
to the subject premises.
BEING part of premises conveyed to party of the first part by
Deed dated May 11, 1971, in Liber. 6933, Cp 262.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
-the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" sball be construed as if it read "parties" whenever the sense of this indenture so requires.
