THIS INDENTURE, made the 23 day of MAY nineteen hundred and eighty-three
BETWEEN
EDWARD TASHJIAN and LOUISE TASHJIAN, his wife, both
residing at 401 Littleworth Lane, Sea Cliff, New York 11579

EDWARD TASHJIAN, residing at 401 Littleworth Lane,
Sea Cliff, New York 11579
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected situate,
lying and being � at Fleets Neck, near Cutchogue, Town of Southold, Suffol
County, New.York, bounded and described as follows:
BEGINNING at a point on the northeasterly side of Stillwater Avenue,
distant 138.87 feet southeasterly, as measured along the northeasterly
side of Stillwater Avenue, from a monument at the corner formed by the
intersection of the northeasterly side of Stillwater Avenue and the
southeasterly side of Stillwater Avenue, said point of beginning also
being where the southerly line of land now or formerly of M. Kiernan
intersects the easterly side of Stillwater Avenue;
RUNNING THENCE North 69 degrees 56 minutes 00 seconds East, along said
land of M. Kiernan, and also along land now or formerly of E. Annabel.
and B. Annabel, and also along the southeasterly side of a 30 foot Righ
of Way, 405.00 feet to Eugene's Creek;
THENCE along said high water mark of Eugene's Creek, on a tie line of
South 10 degrees 07 minutes 20 seconds East, 112.72 feet;
THENCE South 69 degrees 56 minutes 00 seconds West, 340.00 feet to the
northeasterly side of Stillwater Avenue;
THENCE North 42 degrees 21 minutes 40 seconds West, along the north-
easterly side of Stillwater Avenue, 120.00 feet to the point or place
of BEGINNING.
It being intended hereby to convey to the said EDWARD TASHJIAN
PARCEL I, only of the property conveyed by Vincent Annabel and Raymond
Annabel as Executors to grantors by Deed dated August 17, 1982 recorded
in the Suffolk County Clerk's office on August 26, 1982 at Liber 9231
Page 440.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties whenever the sense of this indenture so requires.
IN WITNESS WHEREdF, the party of the first part has duly executed this deed the day and year first above
written.
