paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with. the buildings and improvements thereon erected, situate,
lying and being 1 at Mattituck, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a`conc-rete monument set in the northwesterly side of
Ole Jule Lane at the intersection of the premises herein described
and premises of Doris Wilsberg, which monument is set in the south-
westerly corner of land of Doris Wilsberg and from said point of
beginning;
RUNNING THENCE South 56 degrees Z7 minutes 10 seconds West along
the westerly side of Ole Jule Lane 104.93 feet to the stake and
lands now or formerly of S. Pylko;
RUNNING THENCE North 29 degrees l minute 50 seconds West along
land of Pulko, 109.71 feet.to Private Road;
RUNNING THENCE North 61 degrees 45 minutes 30 seconds East along
said Private Road 104.88 feet to a stake and land of Doris
Wilsberg;
RUNNING THENCE South 28 degrees 53 minutes East along land now or
formerly of Doris Wilsberg 100.00 feet to the point or place of
BEGINNING.
Being and intended to be the same premises conveyed to the grantors
herein by deed dated April 16, 1981 and recorded in the -Suffolk"
TOGIiTI l ER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
IIOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
\>:hereby the said premises have been encuinhered in any way whatever, except as aforesaid.
AND the party of the first part, in co;npliance with Section 13 of the Lien Law, cuvenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the sante first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
