SAILER, his wife, presently residing at: 6608 Hull Avenue Maspeth, New York 11378 party of the second pait Wn'NF,SSL'M that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALT that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, Suffolk County, New York, shown and designated as and by the lots numbered 12 and 13 on a certain map entitled, "Map of Property of M.S. Hand" and filed in the Suffolk County Clerk's Office on 9/18/30 as Map No. 730, which said lots when taken together as one parcel are bounded and described as follows: BEGINNING at a point on the easterly side of Stillwater Avenue, whe>e the division line between lots 13 and 14 intersects the easterly side of Stillwater Avenue; RUNNING THENCE North 60 degrees 24 minutes East along said last mentioned division line, 359.0 feet to Eugene's Creek; THENCE along Eugene's Creek, the following tie line course and distance; 1. South 19 degrees 24 minutes 30 seconds East, 97.81 feet; THENCE South 61 degrees 49 minutes 20 seconds West along the northerly side of lot 11 on the above map, 324.00 feet to the easterly side of Stillwater Avenue; THENCE North 4.1 degrees 00 minutes West along the easterly side of Stillwater Avenue, 90.0 feet to the point or place of BEGINNING. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines tbereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forevm AND the party of the first part covenants that the party of the first part has not done or suffered any -thing whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part, will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
