WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Cutchogue, County of Suffolk, State of
New York, more particularly bounded and -described -as follows -
BEGINNING at a point on the Westerly side of Skunk Avenue (Formerly Bay Avenue);
at the division line between land of Mary Helen Kirwin and the subject premises;
from said point of beginning running along the Westerly side of Bay Avenue in
a Southerly direction, approximately 26 feet to land now or formerly of Fowler;
RUNNING THENCE in a generally Westerly direction along .land of Fowler,
approximately 34 feet to the high water mark of Baldwin's, Creek;(a/k/a/ Mudd Creek)
RUNNING THENCE in a generally Northerly and Westerly direction along the
shoreline of Baldwin's Creek, approximately 120 feet to land of Kirwin;
RUNNING THENCE in a generally Easterly direction along the land of Kirwin,
approximately 110 feet to the point or place of BEGINNING.
consideration for this transfer is FIVE HUNDRED ($500.00) DOLLARS.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
ads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right toreceive such consid-
eration as a trust fund to be applied first for the purpose of paying the .cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose
The word "party" shall be construed as if it read_ "parties" whenever the sense of this indenture so requires.
