SCHEDULE A DESCRIPTION
ALL that certain plot, piece or parcel of land, situate, lying and being at Peconic, Town of
Southold, County of Suffolk and State of New York, being more particularly bounded and
described as follows:
BEGINNING at the southwesterly comer thereof at a point on the northerly line of a 33 foot
wide rights of way over lands of Nelson Axien, North 67 degrees 50 minutes 30 seconds
East 66.08 feet from a point of deflection in the northerly line of said right of way, and said
point of deflection being North 82 degrees 49 minutes East 87.30 feet from the
southeasterly corner of lands now or formerly of John F. Ranahan and North 82 degrees 49
minutes East 352.30 feet from the intersection of the northerly line of said right of way with
the easterly line of land now or formerly of Floyd F. Vail, and from said point of beginning.
RUNNING parallel to said easterly line of land now or formerly of Floyd F. Vail, North 31
degrees 20 minutes West 308.66 feet, to ordinary high water mark of Long Island Sound;
THENCE easterly along the same, the tie line of which bears North 66 degrees 58 minutes
00 seconds East 98.06 feet;
THENCE along lands now or formerly of Mohammed Irrevocable Trust, South 31 degrees
20 minutes 00 seconds East 310.17 feet to the northerly line of said right of way;

George Stepnoski, reserving however, to Nelson Axien, his heirs and assigns, the right to
