WINES, JR. and VIOLET WINES, his wife, both residing at 36 Halsey St., Southampton, NY 11968, 5ECMON BLOCK LOT LOWL01i CB party of the second part,> � as WITNESSETH,that the party of the first part, to whom letters testamentary were issued by the Surrogate's Court, Suffolk County, New York on April 22, 1981 and by virtue of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of carrying out paragraph "SECOND" of the Will paid by the party of the second part, does hereby grant and release unto the party of the second part, the distributees or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, at Mattituck, Suffolk County, New York, described as follows: PARCEL I: Northerly by the Elsworth Tuthill road 118.71 feet; Easterly by lands of the estate of Peter Hazzard a total distance of 241 feet, as the line now runs; southerly by lands of Wines and Homan 115.41 feet; and westerly by other lands of Yy M. McMillan 234.9 feet CEL II: BEGINNING at a point formed by the intersection of the line along the center of the track of the Long Island Railroad and the boundary line between parcel hereinafter described and the land of the Estate of Peter Hazard; and Jig = f running thence Northerly along the said land of the Estate of Peter Hazzard the f distance of 132 feet and eight inches to a.certain post or stone to the land of LAP Morrison G. Wines; thence Westerly along the said land of Morrison G. Wines the DESIGNATION distance of 115 feet five inches to a certain post or stone; thence Southerly Dist, 1000 along the land formerly of Morrison G. Wines and Harold D. Hallock, doing business under the firm name and style of Wines & Homan and recently conveyed to George I. Sec. 140 Tuthill and George G. Tuthill; thence continuing southerly in the same line along the said land of George I. Tuthill, the distance of 66 feet and six inches to the Lot(s):015t9 said line in the center of the- track of the Long Island Railroad; thence Easterly along, said line in the center of the track of the Long Island Railroad the distance of 108 feet and eight inches to the point or place of BEGINNING. SUBJECT TO the use by Peter Hazard, his heirs and assigns, of a Right of Way along the East side of said premises and along the southerly side thereof, parallel to said Railroad; TOGETHER WITH a Right of Way across the land of Morrison G. Wines to the Ellsworth Tuthill Road where the travelled way known as Maiden Lane now runs, and also subject to any right that the Long Island Rialroad Company may have in the strip of land along the southerly side of the land herein conveyed and as now occupied by said Long Island Rialroad Company.
