Dear Mr. Terry:
Please be advised that we represent the owne~ of
the above property, which consists of 72.28 acres. My
clients are offering a portion of the farm to the County
of Suffolk under their Farm Development Program. The owners
are retaining approximately 8 acres having frontage on Long
Island Sound which they intend to develop or improve with
three single family homes in the future.
The waterfront plots will be reached by a right
of way from North Road.

I would appreciate if you would advise me of
following:
a. The minimum area for a single plot,
b. What would be the requirements to conform
to zoning regulations, since the plots
will be reached by a right of way, and
c. What steps should be taken now, if any,
in order to insure that the plots can
be developed after the transfer of the
adjacent property is made to the County
of Suffolk.

3 sets of plans, accurate plot plan to scale. Fee according to schedule.

Please be advisedz As for reserving some waterfront
for future bulldlngt we cannot guarentee anything for the future.
Your best bet is to file a subdivision with the Planning Board
with lot layout amd access roads shown ets amd have it reeo~de~ with
the County Clerk and get the Town Board to list it in section 100-12
of the zoning ordinance,
Any access road is subject to approval of either the Planning
Board as a subdivision or by the Board of Appeals as access to single
lots under section 280a of Town ~aw.
Omr minimum lot now is 150 ft wide & ~OtO00 Sq Ft area, amd
of course any waterfron property is subject to rules of N.Y.State
D.E.C. & permits from same~ I do not know of any other advise te
give at this time.
We do have a ~olation ~m the premises at this time~ they
took out a permit for swimming po~l in July 1972 aud have ignored
our notices to get a certificate of occupancy for same. We need
an underwriters certificate for the electrical h~up and grounding
of tho pool ~ filter mnit and a $ 5.00 fee~
Trusting the above will bo helpful and t~at you can push
them to apply fo~ the certificate of occupancy.
