THIS INDENTURE, made as of the 5`h day of April, 2022 between MARGARET
F. TOPPER, an individual with an address at 212 Treasure Place, Jupiter, Florida 33469 and
LEWIS TOPPER, an individual with an address at 212 Treasure Place, Jupiter, Florida 33469, as
husband and wife and tenants by the entirety (collectively, "Grantors '), and LEWIS TOPPER,
an individual with an address at 212 Treasure Place, Jupiter, Florida 33469 (5.00%)) and
MARGARET F. TOPPER, an individual with an address at 212 Treasure Place, Jupiter, Florida
33469 (95.00%), as tenants in common (collectively, "Grantees"),

That Grantors, in consideration of Ten Dollars (S 10.00) and other valuable
consideration paid by Grantees, do hereby grant and release unto the Grantees, the heirs or
successors and assigns of the Grantees forever, all that plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and being in Mattituck, Town of
Southold, County of Suffolk and State of New York, and known as 3605 Camp Mineola Road,
Mattituck, New York 11952 (the "Premises"), as more particularly described on Exhibit A
annexed hereto and made a part hereof.
Together with all right, title and interest, if any, of Grantors in and to any streets
and roads abutting the above described premises to the center lines thereof;
Together with the appurtenances and all the estate and rights of Grantors in and to
said premises.
Being and intended to be the same premises conveyed to the Grantors from Lewis
Topper by deed dated 10/05/2017 and recorded 10/06/2017 in Liber 12932 Page 694.
TO HAVE AND TO HOLD the premises herein granted unto the Grantees, the
heirs or successors and assigns of the Grantees, forever.
AND the Grantors covenant that the Grantors have not done or suffered anything
whereby the Premises have been encumbered in any way whatever, except as aforesaid.
AND. the Grantors, in compliance with Section 13 of the Lien Law, covenants that
Grantors will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvements at the Premises and will apply the same first to the payment of the cost of the
improvements before using any part of the total of the same for any other purpose.

Legal Description
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, at
Mattituck, County of Suffolk and State of New York, being bounded and described as follows:
BEGINNING at a point marked by a monument set on the easterly side of Camp Mineola Road
(a private right of way sometimes known as Reeve Avenue) distant 450 feet southerly from the
corner formed by the Intersection of the southerly line of a 50 foot private right of way
(sometimes known as Terry Path) and the easterly side of said Camp Mineola Road; said point of
beginning also being 3661.98 feet from the intersection of the southerly side of New Suffolk
Avenue and the easterly side of Reeve Avenue;
THENCE North 87 degrees 27 minutes 00 seconds East along the southerly boundary line of
lands now or formerly of Howell, a distance of 92.92 feet to a point marked by a monument and
lands now or formerly of Moritt;
THENCE South 1 degree 39 minutes 30 seconds East, along said last mentioned lands, through a
bulkhead, a distance of 176.78 feet to the mean high water line of Peconic Bay;
THENCE South 83 degrees 21 minutes 50 seconds West, 90.40 feet to the easterly side of Camp
Mineola Road;
THENCE North 2 degrees 33 minutes West along the easterly side of Camp Mineola Road,
183.20 feet to the point or place of BEGINNING.
TOGETHER WITH the non-exclusive right to pass and repass over Camp Mineola Road, being
the 25 foot right of way established by Reeve and Hollister, extending from New Suffolk Avenue
southerly to the waters of the Peconic Bay, said courses and distances being in accordance with a
