successors and assigns of the party of the second part forever.

Arshomomaque,Town of Southold,Suffolk County,New York"made by Otto W.Van Tuyl and Son,licensed land
surveyors, Greenport,N.Y.,dated July 1,1963,and filed in the office of the County Clerk of Suffolk County New York on
August 29, 1963 as Map No.3853,bounded and described as follows;
BEGINNING at a point on the southwesterly side of Tarpon Drive distant 455.00 feet from the intersection of the
southwesterly side of Tarpon Drive with the southeasterly side of Main Road(N.Y.S.Route 25);
RUNNING THENCE along the southwesterly side of Tarpon Road South 63 degrees 52 minutes 30 seconds 115.00 feet;
THENCE South 26 degrees 07 minutes 30 seconds West 173.17 feet(175.0 feet-filed map);
THENCE generally along the high water mark along a bulkhead North 63 degrees 44 minutes 17 seconds West(North 63
degrees 52 minutes 30 seconds—filed map)115.00 feet;
THENCE North 26 degrees 07 minutes 30 seconds East 172.90 feet(175.0 feet—filed map)to the southwesterly side of
Tarpon Drive at the point or place of BEGINNING.
Together with the right to use, in common with others, Lot#52, as shown on the
field map for the purpose of bathing and beach activity and the right to use, in common
with others,the boat basin or the purpose of mooring and anchorage of pleasure boats
therein.The party of the first part makes no representation that they will develop the
boat basin or mooring beyond their present state.
Together with the use of the canal adjacent to Lot 40, and together with an
easement and right of way for boating purposes, in common with others, along said
canal, being approximately 50 ft. in width and running from Lot 40 to the boat basin.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
premises which by law constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title and interest of the party of the first part, of in and to the
land lying in the street in front of and adjoining said premises.
