1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficultie.s or unneces-
sary HARDSHIP, because the land area would permit in excess of fi~e parcels under
existing zoning areas. The physical dimensions of the property however precludes
each lot from having a minimum required road frontage.

3. The Variance would observe the spirit of the Ordinance and WOULD NOT. CHANGE THE
CHARACTER OF THE DI.STRICT because the property, as proposed to be divided into
building lots and plots, will contain fewer lots than permitted under the existing
zoning ordinances and access over a 25 fi, common right-of-way which will
cause no inconvenience or difficulty to such lots, for ingress or egress to and
fron No. Bayview Road or in anyway depreciate surrounding property values.
