Wetmore, has called my attention to the Building Zone Ordinance of the Town of Southold, Article III, Section 303 wherein it is stipulated that no building shall be erected on an area of less than 12, 500 sq. ft. and a frontage of less than 100 ft., and Article X, Section 1000A which states that no lot shall be sold in such a manner that either the portion sold, or the portion remaining shall have an area less than that prescribed by the ordinance. When I purchased Lots No. 148 and 149, Peconic Bay Estates, Amended Map A, in the spring of 1958, the building regula- tion was 50 ft. frontage per bulldable lot. Subsequently, in the year 1961 I purchased the ~mmediately adjacent plot of land to the south having a frontage of 75 ft. In this way I am the owner of 175 ft. frontage having an area of 1/2 an acre. When I bought these lots I would have been allowed to put three (3) buildings on the same. However, according to the current regulations I can only build one (1) on the entire three lots, which I believe is an inequity. My purpose in writing you is to inquire whether it is possible to divide the subject 175' frontage into two (2) equal lots of 87-1/2 ft. frontage and 1/4 acre area each. I believe that this is a reasonable suggestion and would appreciate your advice as to what petition and formality I should follow to permit redivision of my total property into two (2) buildable lots.
