Suffolk, State of New York, being bounded and described as follows: BEGINNING at the extrisme easterly end of the curve connecting the southerly side of Middle Road (C.R. 27) with the easterly side of Cox's Lane.; RUNNING THENCE North 67 degrees 37 minutes 50 seconds East along the southerly side of Middle Road (C.R. 27) 308.92 feet to land now or formerly of L. Glover; THENCE along said land now or formerly of L. Glover the following two courses And distances: 1) South 44 degrees 56 minutes 00 seconds East 439.62 feet; 2) South 67 degrees 37 minutes 50 seconds West 402.84 feet to the Easterly side of Cox's Lane; THENCE North 44 degrees 05 minutes 50 seconds West along the easterly side of Cox's Lane 350.02 feet to the extreme southerly end of the curve connecting the easterly side of Lane with the southerly side of Middle Road (C.R. 27); THENCE Northeasterly along said curve connecting the easterl side of Cox's Lane with the southerly side of Middle Road (C.R.27} and bearing earing to the right having a radius of 58.98 feet a distance of 115.01 feet to the point or place of BEGINNING, Grantor herein being the same as the grantee in deed dated May 15, 1969, recorded in liber 6552, c.p. 176. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
