(See sketch). Each plot comprises an area of about 14,800 square feet~ well in .excess of min~aumrequirements. It is impossible to establish a minimum road frontage of i00 feet for each parcel; the entire width is only 136 feet. Creation of one plot would compel the ovmer to find a bayer at a combined or double price. At present there is a prospective buyer ready and willing to ~ay one plot No. 2. as presently divided.
