Re: Lot 4 Oaklawn Ave. Builder: Gendot Homes To Whom It May Concern, At the above referenced site some of the gutter downspout outlets were inadvertently buried below grade during final grading operations. During recent rains the gutters overflowed (due to the blocked leaders) sending rainwater into a basement window well, which then entered the basement. The following corrective action as been taken by the builder as of my site visit on 5/24/03. The buried downspout outlets have been exposed and the grade around the house modified to provide positive drainage away from the structure. This action as well as installed splash-blocks and the planting of grass/landscaping around the house should generally prevent future water intrusion due to the above condition. The Architect cannot certify that water will not enter the basement for any number of reasons, but the builder remains responsible to prevent water intrusion as per his warranty requirements.
