REASON FOR APPEAL
Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP, because sale of this property cazmot be consumated without
permission for a variance being granted at this time. There are several
summer homes in this section that have less Road frontage than the
request herein being made° .
I should be noted that permission to devide the property into four
lots of of 100' frontage each could probably be made by p!~cing :two
lots om the Road and~ two (2) lots facing on Great Pond with a fifty (50~)
foot right of way in the middle, however it was feet that this would not
be in keeping with the present use of the area, and therefore a division
of omly three (3) lots are requested on this appeal.
2. The hardship created is UNIQUE and is not shared by alt properties .alike in the. immediate
vicinity~ of th~s property and in this use district becel:use the fiVe (5) ~O foot lots to
be d~vtded are now shown on a Developers unfiled map. These five
· 'lots havana greater depth than a~y other lots shown.
A house is presently on both the east amd west side of this pro~erty
With minimal 'sideline distanCeS, namely on lots #213 ~weSt~ and ~1
on east. It should again be meted that the property to be devided
3. 'The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because there are~other ho~tss situated on smaller
lets than 86~ in road frontage and that~quare footage of each lot, if
variance is granted as requested above, would be greater than the
majority of lots in this entire area.
The sandy condition of the soil is ideal for sewage disposal aud the
area is known for easy access to good drinking water due to the proximity
of Great Pond, which is a fresh water lake fed by good natural springs.
