New York Municipality S,tate: ~le~eby apply t,o THE ZONLN~ BOARD OF APPEALS fo,e a SPECIAL EXCEi~ION in acc~rdaz~ce wi,th the ZON, iI~G ,ORDINANCE ARTICLE V-Vii and SECTION SU~,SECT~O~ c iV A ~ z~20 2c Application is herein made to erect a gasoline service station on oremises on the northeast corner of the intersection of Hiddle Road and Co~ Neck Road, Mattituck, as sho~n on the enclosed s~irvey entitled, "Prooosed Site Plan for Robert Bernhard" by Alden W. Young, P.E. & L.S., River~ead, N.Y., dated May 17, 1966. The premises herein and a considerable surrounding area were zoned "B" Business by the Town Boar~ on its own initiative on February i7, i961~ There is on the opposite corner a large building formerly owned by a hea~-y equipment firm and now by a restaurateur who, we understand, intends to transform the building ~ato a restaurant. To the rear of this building is a large commercial ootato warehouse. The oroperties to the east of the premises have bee~ acquired by a nursery~an~ and commercial interests. The use of the premises for this p-arpose would seem reasonable, both for the premises and the district. The present buildings, which are old and in poor shape, would be replaced by a neat, modern building identical with or very similar to the plans attached hereto. The property is sufficiently large to allow ample access to both Middle Road and Cox Neck Road and would not impede traffic on either road. The location of the new building, with the house~ barn and other out buildings removed~ would actually improve the corner. The house now blocks the view of Cox Neck Road from the east. its removal would eliminate a traffic hazard. Very c0~dially yours C 0 0 August 3, 1966 Southold Town Board of Appeals Town Office Main Road Southold, N.Y. Gentlemen: The Westphalia-Civic Association Board of Directors, representing 110 familes, strongly oppose the application of Donald O Stein and Robert A Bernard, 100 Ring Road West, Garden City, New York, for permission to erect a gasoline service station on the North east corner of Middle Road (C~R. 27A) and Cox Neck Road, Mattituck, N.Y. We make note of the fact that a Chevron service station on the corner of Y~awe Lane and Pike Street and a Gulf service station on the corner of Love Lane, Route 25 and Sound Ave. are presently abandoned. Therefore, we do not see the need for another service station in this area. Sincerely, William Taylor President WT .- r~ nOw or N. 86"40' 40" E. formerly Conrad Bullock ,¢ MIDDLE ROAD (C.
