REASON FOR APPEAL
( ) A Variance to Section 280A Subsection 3
(x) A Variance to the Zoning Ordinance

is requested for the reason that the lot is long and narrow as shown on the attached
survey and strict application of the sideyard requirements would not allow
sufficient space to build the dwelling the owner would like. The owmer
requests that the sideyard requirement for the northeasterly side of the
construction be reduced from, 15 feet to 10.9 feet. The owner adjoining on
the east knows of and has approved and consented to this application.

1. STRICT APPLICATION OF THE ORDINANCE would produce practica~difficulties or unneces-
sary HARDSHIP betaus'e although the lot has over 22,000 sq. feet of area it is
narrow, being only 66.21 feet in width at its widest point, and strict
application would compel the o~ner to use plans which would/~e ad-
vantage of the water view.
2~ The hardship created is UNIQUE and is not shared by all properties ai[ke in the immediate
Vicinity of this property and ~n this use distr]ct because of the narrowness of the property,
the ownership of. which.predates the zoning ordinance of Southold Town.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE TH5
CHARACTER OF THE DISTRICT because m~ the planned construction is to replace
a dwelling owned by the applicant herein which he recently had demolished.
The new construction will merely replace the former dwelling.
