will give better division of the lots on the wat~rfron~ an~[a!i will
have the required width and area in excess of the ordinance requirements°
2. The hardship created is UNIQUE and is not s hared~ by all properties alike in: the. immediate
vicinity of this property and in this use district because, this is a large parcel that
will more than meet all existing requirements as map shows.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because . This is re~identia! property and will
be used for one residence on each of the proposed _o~s~ and will in
no way harm the area.

approving division of lots and approval of a:'cess - G. Harvey Moore~
S/S Peconic Bay Blvd. Laurel, N.Y. This is final action - apoeal
~ 78~ dated Nov 3~ 1966. This was prior to the Planning Board's
ru&es and regulatio~s for mi~or subdivisions.
I find the access is suitable foremergency vehicles altho the
top coat of oil and grits has not yet been installed.
Another a~peal ~ 938, dated Aug 18, 1966 was made and approved
by the Board this was ammended by the Nov. 3rd approval.
