MCBRIDE & SONS, LLC, a Limited Liability Company with Dffices at1 0415 Oregon Road, Cutchogue, New York 11935, party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten and 00l10D-($10.)-DoIlars, and other good and valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at Cutchogue, in the Town of Southold, County of Suffolk, and State of New York, bounded and described as follows: Parcel of approximately 26.7 acres known as SCTM #1000-83-3-6.1 as describad as follows: BEGINNING at a point on the southerly side of Oregon Road (North Road) where the westerly boundary of premises to be described herein intersects the easterly boundary of land formerly of Edward Mahoney, now Krupski; RUNNING THENCE southeasterly along land of Krupski 155 feet, more or less; THENCE southwesterly along land of Krupski 483 feet, more or less; RUNNING THENCE further southeasterly along land of Krupski 1781 feet, more or less to a monument at the northeast comer of land of the Town of Southold Solid Waste Management District and formerly owned by the party of the first part; RUNNING THENCE in a general northerly direction along land of the Town of Southold Solid Waste Management District 550 feat, more or less: RUNNING THENCE along other land now or formerly of Glover northwesterly 519 feet, more or less; and THENCE northeasterly 388 feet, more or less: and THENCE northwesterly 640 feet, more or less, to land now or formerly of Zuhoski; RUNNING THENCE in a southwesterly direction 355 feet, more or less: THENCE northwesterly 825 feet, more or less, to the southerly side of Oregon Road; RUNNING THENCE generally westerly along Oregon Road 30 feel. more or less, to the point or place of BEGINNING. BEING AND INTENDED TO BE a portion of the same premises conveyed to the party of the first part by deed dated January 2, 1960 and recorded June 6, 1960 in Liber 4820, page 362 in the Suffolk County Clerk's Office. TOGETHER with all right, title and interest. if any, of the parly of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises. TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part. in compliance with Seelion 13 of the Lien Lew, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
