REASON FOR APPEAL ( ) A Variance to Section 280A Subsection 3 (Z,) A Variance to the Zoning Ordinance ( ) is requested for the reason that the Applicant desires to separate building lets and the lots do not have the require~ frontage and a~ea, but each are similar im size to ether separate build~ug plots in the vicinity. Form Z:~I (Continue on other side) REASON FOR APPEAL Continued 1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because of the fact that in the immediate vicinity o!~ the two adjacent lots previous g~ants of variances similar to this appli- cation were made and the character of the neighborhood is such that similar sized lots are held in separate ew~ership, a~d Certain S~eparate resident ial Mits o 2. The hardship created is UNIQUE and is not shared by all properties alike in,the immediate vicinity of this pzoperty and in this use district because of the ~'aet that the t~dersized lots whith'b~v®. b.een.~.~ilt/upO~ were held in single a~d separate ship or variances were g~anted enabling the construction ef dwelling houses on ~udersized Dortions. 3. The Variance would observe the spirit of the Ordinance' and WOULD NOT CHANGE THE- CHARACTER OF THE DISTRICT because o~ the fact that dwelling hearses on each of the portions of the propezCy for which the variance is sought he,ainu would be in keeping with the size of many of the dwelling plots within the development known as Laughing ~faters and in the vicinity of-the premises for which the application is made. Notary Public ~outhold, L.I. Lay 2nd,1966 Zoning Board of Appeals Town of Southold Town Clerks Office Lain Road, Southold, L.I. Re: Variance Hearing Lilo CatCh ~ay 5, 1966 7:45 P~. Gentlemen: We,the undersigned, each being a residenee owner of prpperty located in the Laughing Water section of Sout~old, are submitting this letter to you in protest of Lilo Cat~n~8 application for a variance to divide into two lots the property covered by his application and as described in the L.I.Traweler & Lattitmck Watchman. The Laughing Water section is already~over-crowdsd with cottages on small lots and if this variancs is granted Lilo CatCh contemplates having two houBes constructed on this ~ite in the near future. Two additional houBes would require 4 cesspools and two wells. In an area that is already at its maximum, the addition of four cesspools would create a dangerous threat of contamination to our underground water supply and for this reason ths variance should be denied by this Board. Checking the site in question en the map,it is quite obvious that it would not be to the best interest of the adjoining property ewners to divide this property into two lots. We therefore request that the Board please deny ~ilo CatCh the variance. Respectfully submitted by NOTICE OF PIEARINGS pursuant to Section 267 of the Town LaW and the provisions of the amended ]~uilding Zone Ordinance of the Town of Southold, Suffolk County, New York, public hearings will be held by the Zoning Board of Appeals of the Town of Southold, at the Town Office, Main Ro~d, Southold, New york on May 5. 1966, on the following appeals: 7:30 P.
