After investigation and ihspection the Board finds that
the appellant wishes to erect a private garage with reduced
setback. The Board finds that the appellant's lot is an
exceptionally deep lot and slopes from the road down to the
creek. The proposed garage will be located on the north
west corner of the premises and will be setback approximately
25 feet from Antler Lane. This proposed ~arage will be the
last possible building before the turn around at the end of
the street. The proposed garage will not change the character
of the nrighborhood in any way.
The Board finds that strict application of the Ordinance
will produce practical difficulties or'unnecessary hardship;
the hardship created i s unique and would not'be shared by all
properties alike in the immediate vicinity of this property
and in the same use district; and the, variance doe~observe
the spirit of the Ordinaace and will not-change thecharacter
of the district.
Therefore, it was RESOLveD that Roland Bolman, Beebe
Drive and Antler Lane, Cutchogue, New York, be granted permission
to erect a private garage with reduced setback as applied for on
property located on the south west corner of Antler Lane and
Beebe Drive, lot number 26 in Moose Cove Estates, Cutchogue,
New York.

c. The work covered by this application may not be commenced before issue,nce of Building Permit.
d. Upon approval of this application, the Building Inspector will issue a Building Permit to the applicant. Such permit
shall be kept on the premises available for inspection throughout the progress of the work.
e. No building shah be occupied or used in whole or in part for any purpose whatever until a Certificate of Occupancy
