1. STRICT APPLICATION OF THE ORDINANCE would produce practicaldifficultiesorunneces-
sary HARDSHIPbecauset Each of the proposed 100 £t lots on the road front
will meeet the minimum frontage and area requirements. The 80 ft ~
frontage left will enable us to have good acce§~ to the rear and build
at a later date. This rear lot and front&g6 will greatly e~ceed the
requirements for a building lot for future use.
2. The hardship createdis UNIQUEandisnotshered by all properties alike in the immediate
vicinity of this property and in this use district because This lot is located on
a slope from the east upward t~ward the west and is an odd triangular
shape which is,hard to divide evenly.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because There is one old residnece on the
center front lot, we propose to sell the other front lot for a residence
and build residences on the rear lot some time in the future~ so there
will be no harm th the residential neighborhood.
