~ ZONING BOARD OF APPEALS
After investigation and insepction the Board finds that
the applicant request permission to convert an existing dwelling
into five apartments with insufficient land area. The Board
finds that this structure was built prior to the Zoning
Ordinance and was designed for a multipurpose building. The
Board points out that if this structure was not converted into
five apartments it would remain an eyesore to the neighborhood.
Thus the conversion of this str~cture will enhance the
character of the neighborhood. In general, the Board is in
agreement with the reasoning of the applicant as set forth
in the application to the Board of Appeals.~ ~ -'
The Board~finds that stict application to the OrdinanCe
will producei~ractical difficulties, or unnecessary hardship;
-the hardship created is unique and would not be shared by
all properties alike in the immediate vicinity of this property
and in the same use district; and the variance does observe
the spirit of the Ordinance an~ will~ not change the character
of the district.
Therefore it was RESOLVED that Fishers Island Utility Co.,
Inc., Fishers Island, New York, be granted permission to reduce
the land area required for each apartment unit on property
located north side Whistler Avenue, Fishers Island, New York.
