Location ofproperty: north side Bay Avenue,lots numbered lA, 2 and 2A, in Nassau Farms, Cutchogue, New York. 2. VARIANCE. By resolution of the Board it was determined that (a) Strict application of the Ordinance (would)(would not) produce practical difficulties or unnec- essary hardship because SEE REVERSE (b) The hardslilp created (is) (is not) unique and (would) (would not) be shared by all properties alike in the immediate vicinity of this property and in the same use district because SEE REVERSE (c) The variance (does) (does not) observe the spirit of the Ordinance and (would) (would not) change the character sof the district because SEE REVERSE and therefore, it was further determined that the requested variance ( ) be granted ( ) be denied and that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed. Dittmann, Secretary After investigation and :hspection the Board finds that the appellant request approval of access to the interior lots on property located in Nassau Farms. The Board finds that there are cottages loeated on the rear of the property in question. The Board finds that this right of way will be accessible to all emergency vehicles. In general, the Board is in agreement with the reasoning of the appellant as pointed out in the application to the Board of Appeals. The Board finds that strict application of the Ordinance will produce practical difficulties or, unneces ary hardship; the hard- ship created is unique and would` nbt be =ked by all properties alike in the immediate vicinity of this property and inthe same use district and the variance' does observe the spirit of the Ordinance and will not change the character of the district. C THEREFORE, IT WAS RESOLVED that Alfred J. and`Maria Kron, 292 Degraw Street, Brooklyn, New York, be granted recognition of access on property located on the north sideof Bay Avenue, lots numbered 1A, 2 and 2A in Nassau Farms, Cutchogue, New York.
