Couple of things, I see two separate applications were filed-one for porch and one for garage. Since both of these are an addition to the house, it should all be prepared as one inclusive application. Additionally, the plans provided with your application are lacking all structural info and code data needed in order for me to approve this for permit. Please have your design professional include the following info: > Foundation wall details,footing sizes,depth, connection details of new/existing Floor plan requires construction notes, lumber sizes, sheathing, insulation specifications,window and door sizes including garage, header specs. Also, its not clear if the porch is just an enclosure or if it is actually an addition to the living space. We need info for the wall removal, how the architect intends to support the ceiling and roof structure when the wall comes out. Roof framing construction info Fire separation of garage/living areas Is the room addition on grade or are stairs needed at the doors to get you down to grade? Need that indicated Building sections are required, heights? > Material info ➢ All code info is required, including applicability, climate &geographic design criteria, load calculations, deflection info ➢ Need to show strapping details, nailing and fastening schedules ➢ REScheck or other compliance software When the construction drawings have been completed, please provide the building department with 4 stamped certified copies.
